If you own a commercial building with an aging roof, replacement isn't your only option.

When the structure underneath is still solid, a restoration repairs the problem areas, corrects the drainage, and seals the whole roof under a fresh coating, adding 10 to 15 years of life. After a monsoon storm, your roof can look fine from the driveway and still be damaged. Wind lifts and creases shingles and slides tiles out of position, and hail leaves bruises that don't turn into leaks until weeks later, long after you've stopped connecting it to the storm.

Monsoon season is officially here and a few minutes now can save you a ceiling repair later.

Clear the scuppers and drains: Ensure your drainage outlets and parapet overflows are completely free of leaves, dirt, and debris so heavy downpours can drain quickly.

Check for ponding or coating wear: Look for areas where water might pool, or spots where the protective elastomeric coating is peeling, cracking, or wearing thin.

Inspect interior ceilings: Check your ceilings, especially near exterior walls and underneath skylights, for any old water stains that a heavy storm could reactivate.

If anything looks wrong, have it inspected before the rain comes so you can enjoy the thunderstorms without worry.

If you see a water stain spreading on your ceiling during a storm, move anything valuable out from under it and set a bucket below the drip. Don't go up on the roof. It's slick in the rain, and the leak is rarely directly above the stain anyway, since water travels along the roof before it drops through.

Class 4 shingles are built to take the hit without breaking, so you avoid the repairs that follow a hailstorm.

If part of your home has a flat or low-slope roof, like a patio cover, a garage, or an addition, it can't shed water the way a tile or shingle roof does by sloping it off. Water sits on it longer, so it needs a fully sealed surface instead.

Two sealing systems work well for this in Tucson; built-up roofing, which stacks several waterproof layers on top of each other. Because the protection is layered, one damaged spot doesn't let water through, since the layers beneath it still hold.

The second is modified bitumen, a newer option that goes on faster and with a cleaner install. Both can be finished with a reflective coating that lowers the roof's surface temperature in summer and takes some strain off your AC.

The better fit for your home comes down to the roof's slope and how you use the space below it, and we can help you sort that out.
