Walk out to your flat roof or covered patio two days after a storm. If water is still sitting there, that is a drainage problem, not a rain problem.

Water that cannot leave finds seams, adds weight, and breaks down coatings faster than anything else on the roof. Correcting the slope or clearing the drain costs far less than replacing the section it ruins.

Roof coatings do not last forever, and how long yours has left depends on which system went down. Aluminum coatings generally need attention soonest, elastomeric runs longer, and silicone longer still. The signs are visible from the roof: the surface loses its reflectivity, thin spots appear where people walk, and seams and edges begin showing through. Recoating on schedule costs considerably less than letting the roof underneath start taking UV damage again.

Mortar holds a lot of Tucson tile roofs together along the ridges and edges, and desert heat is hard on it. Cracked or crumbling mortar is not always an emergency, but it does mean the tiles it was holding are not held as well anymore, and monsoon wind is what finds loose tiles. Caught at the cracking stage it is a straightforward repair. Caught after tiles start sliding, it is a bigger one.

Plenty of Tucson homes sat empty through the worst of monsoon season while their owners were somewhere cooler. If that is your house, or a rental you manage from out of town, the roof went through July and August with nobody inside to notice a stain forming on a ceiling. Having it looked at before you arrive means you hear about it from us instead of finding it yourself on day one. We inspect at no charge and send the photos and written summary wherever you are.

Here is what our warranty covers. Roof replacements carry a five-year leak-free warranty. Coatings carry two years. If something leaks inside that window, you fill out a warranty repair form and one of our techs comes out to look at it. We put the terms in writing on every project, so there is never a question later about what is covered or for how long.

A leak can show up on your power bill before it shows up on your ceiling.

When water gets into attic insulation, the insulation packs down and stops holding heat out the way it is supposed to, so the air conditioner runs longer to keep the house at the same temperature.

In a Tucson August, that shows up in what you pay. If your cooling costs jumped this summer and nothing else changed, a wet spot in the attic is worth ruling out.

People ask what the first day of a re-roof actually looks like.

We cover and protect landscaping, walkways, and anything parked nearby before a single piece comes off.

Tear-off happens in sections rather than all at once, and debris goes into the dumpster as it comes down instead of sitting in the yard.

The crew clears the ground of debris at the end of every day, finished or not.

Most shingle replacements are done in one day. Tile takes longer, because it goes back on piece by piece.

On a commercial building, the leak is usually not in the middle of the roof. Parapet walls, the short walls running around the perimeter, are where two systems meet: the roof surface and the wall assembly.

The metal coping across the top and the counterflashing where the roof turns up the wall both move with temperature, and both eventually separate. Once water gets in behind that wall it travels, which is why the stain inside often appears somewhere with no obvious relationship to where the water actually entered.
