Wind does not hit a roof evenly. It concentrates at the edges and the ridge.

That is why ridge caps and edge materials are the first things we check for uplift damage after a windy season. The middle of a roof can look untouched while the perimeter has been working loose all summer.

Once an edge lifts, it gives the next storm something to grab. A loose ridge cap is a small repair in October and a much larger one after the first storm that gets under it.

In real numbers, that is $3 to $6 per square foot against $8 to $15. On a large commercial building, the gap adds up fast.

The thing that decides it is not the budget, it is the roof. A system that shows its age but still has structural integrity is the right candidate. A system that has actually failed is not, and restoring it wastes money that should go toward replacement.

Monsoon rain and winter rain do not test a roof the same way.

Monsoon storms are short, violent, and wind-driven. Water gets pushed sideways into gaps that vertical rain never reaches. Winter rain in Tucson is the opposite. It is slower, it lasts longer, and it soaks.

That matters because a roof can survive a monsoon and still fail in December. Wind-driven rain exposes gaps. Steady soaking rain finds anything that holds water or drains poorly.

If the roof made it through the summer, that is not the same as the roof being fine.

A roof coating costs 25 to 40 percent of a full replacement and adds 10 to 15 years of service life. For a building with a structurally sound roof that is simply showing surface age, that is a very different conversation than a tear-off.

It is not the right answer for every roof. A failed system needs replacing, and coating it wastes money. But if yours is aging rather than failing, coating is worth pricing before you budget for replacement.

We check the valleys and drainage paths where water concentrates during storms. Where access allows, we look at the attic and ceilings for signs of moisture.

Monsoon season is over. This is the month to find out what it left behind.

Storm damage does not always announce itself. Lifted tiles, loosened flashing, and cracked sealants sit quietly until the first winter rain finds them.

An inspection now also creates a record. If a claim comes later, documentation of what your roof looked like before and after a storm is what separates a legitimate claim from an argument about whether the damage was already there.

Does your Tucson house have a flat section over the carport, the patio, or a back addition? That part usually fails before the rest of the roof does.

A coating renews it without tearing anything off. Elastomeric, silicone, or aluminum, depending on what is underneath and whether it holds water.

It costs a fraction of replacing the section, and it drops the surface temperature at the same time.
