EIFS vs traditional stucco — most homeowners have no idea which one is on their house, and it matters more than the finish on top suggests.

Here's the two-minute test: press firmly on your exterior wall somewhere out of sight. If it feels like stone and doesn't move, that's traditional hard-coat stucco — cement plaster over metal lath. If it gives slightly and sounds a little hollow when tapped, that's EIFS — acrylic finish over rigid foam insulation. Same look from the curb, completely different construction underneath.

The distinction that actually matters isn't EIFS vs stucco, though — it's barrier EIFS vs drainable EIFS. Barrier systems, common through the 1980s and early-to-mid 1990s, had no way for water to escape once it got behind the foam. Drainable EIFS, standard since the late '90s, fixed that. A house with older EIFS isn't automatically a problem — but it's worth knowing which kind you have, especially since some insurance carriers treat the two very differently.

In 2023, our team completed work on the BAPS Swaminarayan Akshardham Temple in Robbinsville, NJ — the largest Hindu temple in the USA. It's the project we're proudest of, and probably the most demanding one we've ever taken on.

Our scope covered acrylic stucco, Venetian stucco, waterproofing, silicone sealing, color matching and art stone installation. Every one of those is its own discipline — Venetian plaster alone is skilled, specialized application work, nothing like a standard stucco finish — and this project asked for all of them to come together on one of the largest and most detailed structures of its kind in the country.

We don't bring that project up to brag. We bring it up because the same standard of prep, color matching and waterproofing goes into every job we take on — whether it's a temple or a single crack repair on a home in Trenton.

That crack in your stucco probably isn't what's letting the water in.

In New Jersey and Pennsylvania, most of the hidden water damage we find behind stucco walls traces back to one small, overlooked detail: missing kickout flashing.

Kickout flashing is a small piece of angled metal installed wherever a roof edge meets a wall that continues past it — garage projections, dormers, bay windows. It diverts the water running down that junction into the gutter instead of straight down behind your stucco. Without it, every rainfall sends a concentrated stream into one spot in your wall, and because stucco hides what's happening behind it, the damage can run for years before anything shows up inside your home.

You can check this yourself. Walk around your house and look up at every place where a roofline ends against a sidewall. If you see a small flared piece of metal turning the water outward — good. If the flashing just stops at the wall, that's the defect, and it's more common than you'd think. It's also required by the International Residential Code (IRC R903.2.1), which is worth knowing if you're dealing with a builder dispute.
