If you want to move into an ADU next summer, you're not early. You're right on time.

Here's the path every Northwood project follows:

1. Consultation: goals, budget, site, and who will live there.

2. Zoning review: what your city, township, or county actually allows on your parcel.

3. Design: the floor plan and the details that make a small footprint live large.

4. Permitting: drawings, submittals, and the back-and-forth nobody posts about.

5. Site prep: utilities, foundation, and access.

6. Construction: stick-built on site.

Steps 1 through 4 are where timelines are won or lost. That's why our 2027 calendar is being built this fall.

Our 2026 schedule is full. If 2027 is your year, the paperwork starts now.

2026 is officially full. 2027 is already filling up.

Thank you to every family who trusted us with a backyard, a lakefront lot, or a patch of Northern Michigan woods this year. Our build calendar is booked through December.

Here's what most people don't realize: a 2027 move-in starts now. Design, zoning review, and permitting take time, and the families who start this fall get first pick of the build slots.

A place for Mom close to home. A runway for your adult kids. A cabin up north. A rental that pays its own way. Whatever you're planning, we handle the permitting, zoning, design, and construction.

Cedar Project Update: the showers are done! 🚿

The fixtures and shower glass are in 🙂 Zellige looking vertical-stacked tile runs floor to ceiling, and the marble mosaic floor slopes to a linear drain. We added a corner bench for comfort and a window that brings in natural light while keeping things private.

There's both a rain head and a handheld, because nobody should have to choose. Also, zero entry in the master.

Okay but does YOUR liquor cabinet do this?

This client's ask during their reno + ADU addition: a hidden liquor cabinet. Our GC took that vision and ran with it — hit a button, and the whole thing slides right out of the wall, slow and smooth, lit up inside like its own little speakeasy. Hit it again and p**f, gone. Just a wall.

Bar cart who? This is the energy we're here for — turning a fun idea into a full moment. Give the client what they pictured, then make it even cooler.

Cedar update: 692 square feet, 2 beds, 2 baths.

This one's playing both sides — cozy family escape on the weekends you claim it, Airbnb moneymaker on the weekends you don't.

Zellige-look tile climbing the shower walls, marble floors underfoot. Small house, big main character energy.

Follow along as our Cedar project comes together!

Up next on our checklist, we are tackling the hearth install over the range and hanging the rest of the wall cabinets. Shelves will go up in the coffee bar area, cabinet hardware and lights will be installed. We are also getting the tower cabinet set up in the master bedroom and prepping for the tile backsplash.

We did hit a small bump in the road. The specialty kitchen window arrived damaged, so the replacement is pushed out a bit further. But we are working around it to keep things moving!

This Fourth of July is different. For as long as we can remember, this day meant gathering at Mom and Dad's place in Cheboygan — the flag flying high over the dock like it always did, the grill going, and Dad in his element as the best host anyone could ask for, making sure your drink was never empty.

He loved this country and cared deeply about what was happening in it and the world beyond. You could sit with him for hours talking about current events, and he'd have you laughing the whole time with his stories and jokes. He had a personality too big for any room, and a heart just as big.

Dad's love for this place — for Northern Michigan, for gathering people together, for building something that lasts — is a big part of why Northwood Tiny Homes exists today. This is our first Fourth without him, and we won't pretend it doesn't hurt. But we'll fly his flag, tell his stories, and be grateful for every one of those years we had with him.

We miss you, Dad. Happy Fourth.

Progress: Had to share the plaid mosaic floor tile against the deep burgundy!

The color drenched hallway and mudroom are setting the tone as well, with dark paneling, and brass antler picture lights. Love the cubbies with live edge bench built in 🙂

More to come.

New Build Spotlight: Ellsworth

This one's a fun twist on our Hickory model. We customized the layout with an interior staircase, a conditioned garage space, and flipped the oversized deck to the opposite side of the building for a completely different feel.

The details:
2 bedroom, 1 bath
1,050 sq ft total
525 sq ft of living space above the garage

It's a great example of how a few thoughtful tweaks can transform a floor plan into something totally its own.
