A few weeks ago, we shared that Jennifer and I sold this home in just 5 days — for $23,000 more than our seller originally expected.
Here’s what happened before the SOLD sign went up. 🔨
Our seller trusted us to look at the house from both sides — real estate AND construction — and figure out what was worth improving, what wasn’t, and where we could create the most value.
Phillip James Inc. completed the improvements, our seller didn’t have to pay for the approved work upfront, and Jennifer and I handled the real estate strategy from there.
Secret wasn't to over improve.
The secret was to do the right work in the right places.
It wasn’t to spend money just to make it look pretty.
It was to do the RIGHT work, in the RIGHT places, to get the RIGHT result.
That’s the part of this business I really enjoy.
Sometimes the best advice is “fix this before you sell.”
