Tip 3 for saving money when building under $350k: get multiple bids.

This one sounds simple, but it can make a big difference. Before you lock in every part of your build, get at least 3 bids when you can.

Saving $1,000 or $2,000 on one part of the job may not seem huge by itself, but when you do that across several trades, it can add up fast.

The goal isn’t always to pick the cheapest option. It’s to understand the pricing, compare the scope, and make sure you’re spending your budget in the right places.

Tip 2 for saving money when building under $350k: consider a monolithic slab.

A stem wall foundation has its place, but if the lot and build allow for it, going with a monolithic slab can be a smart way to cut costs. In some cases, it can save around 20% compared to a stem wall foundation.

It may not be the right fit for every home or every piece of land, but when it works, it’s one of those decisions that can help keep the overall build budget under control without changing the look of the finished house.

New build getting ready.

On this one, we’re rebuilding from the ground up. The old foundation has been torn out, and now we’re getting everything ready to go back in with the new.

Big thanks to Cobbco Land Services LLC. for helping us get this site cleared and prepped the right way. A good build starts long before the framing goes up, and this is one of those early steps that makes all the difference.

Tip 1 for saving money when building under $350k: use brick where it counts.

A full brick exterior can get expensive fast, but you can still get that finished, custom look by adding a single row of brick skirting around the outside edge of the home. It gives the house a more polished look without spending the money to brick the entire front or exterior.

Little decisions like this can make a big difference when you’re trying to stay on budget and still build something you’re proud of.

The huge windows are in on each pod at the Deegan build, and they completely change the feel of this place.

They bring in a ton of natural light, frame the views from each section of the home, and really start to show the vision behind this barndo coming together. Big details like this are what make a custom build feel intentional from every angle.

With a Cost Plus contract, the homeowner pays the actual cost of labor and materials plus an agreed upon contractor fee. This approach gives more flexibility throughout the project and allows for greater transparency in pricing as selections and changes are made along the way.

One advantage is that homeowners often have more control over decisions and upgrades during the build process.

With a Turn Key contract, the contractor manages the project from start to finish and delivers a completed home at a guaranteed price. For many homeowners, it creates a more hands-off building experience with fewer day-to-day decisions and more cost certainty throughout the project.

One downside is that contractors will often charge more upfront to help cover the additional risk and liability that comes with guaranteeing the full project price.
