Mottram & Maines Mottram Architecture specializes in energy efficient and zero energy home design.

Mottram & Maines designs new homes, additions, and renovations with right-sized performance: comfort, indoor air quality, durable details, and clear documentation that protects intent through construction. We believe that everyone should have access to good design, and in Maine that also means staying warm and comfortable in your home. Our intentions are to bring super insulated and zero energy ready homes to the market in a soulful and creative way. We believe that our homes affect our lives in social, economical, and environmental ways. If you are looking for an Energy Star Certification, HERS Rating, or just "Pretty good home", we would love to help you out. We are based in Maine, but Mottram Architecture is currently licensed to practice architecture in Maine, Pennsylvania, New York and New Hampshire. So if you live in New England and you're interested in how your home can be comfortable, durable, efficient and beautiful, then we would love to talk to you. We firmly believe in integrated design and look at everything from water consumption, energy consumption, building envelop, orientation, and function. Many homes are beautiful, but all homes should be comfortable and require less effort to maintain.

One of the biggest levers in a home is the building enclosure.

That means the walls, roof, foundation, windows, doors, and all the places where those parts meet.

Those transitions matter.

Small leaks, weak connections, and unclear details can lead to drafts, moisture problems, comfort issues, and durability risks over time.

We pay close attention to the parts of the home that are hardest to fix later, because that is where good planning matters most.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Materials that age well.
Durability is part of design quality.
Trade-off: Fewer fragile finishes, more long-term ease.
Decision rule: Ask what this material will look like and demand in ten years, not ten days.
If you want to feel confident in your priorities before decisions get locked in, reach out.

A good entry makes coming home feel simple.
There is shelter from the weather, enough room to pause, and a clear sense of where to go. The wood brings warmth. The dark door gives the entry a quiet anchor.
It does not need to be complicated.
It just needs to work well, feel welcoming, and hold up through daily use.

Passive House is one of the clearest standards for high-performance homes.

It sets strong targets for comfort, efficiency, airtightness, and measured performance. When it is the right fit, it can create a home that uses very little energy and feels steady through changing seasons.

We are Passive House Consultants, so we understand both the goals and the details needed to get there.

For the right project, Passive House can be an excellent path.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Layered lighting.
Good lighting design makes daily life easier and spaces calmer.
Trade-off: More intention in planning, much better results in use.
Decision rule: Let each layer of light do one clear job well.

A view this strong can easily take over a room.
Here, the design gives it structure.
The windows are generous, but ordered. The beams bring warmth and rhythm overhead. The stone fireplace adds weight, so the space still feels grounded. The kitchen stays connected to the view without becoming the whole story.
Good design does not just open a house to the landscape.
It decides how that connection should feel.
Framed. Comfortable. Useful. Calm.

Our role does not end when the drawings are done.

We stay engaged during construction because that is where many important decisions get tested in real conditions.

Construction administration helps protect the design intent, coordinate with the builder, answer questions, and keep performance from getting watered down on site.

The best homes stay connected from the first idea to the final detail.

That takes communication, coordination, and a team that keeps the whole picture in view.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Mudroom logic.
A hardworking entry can make the whole house feel calmer.
Trade-off: Give a little square footage to the mess so it does not take over everywhere else.
Decision rule: Put the catch-all zone where real life enters the house.
If you want to feel confident in your priorities before decisions get locked in, reach out.

A front elevation has to do a lot of work.
It sets the tone for the home, but it also has to manage real needs: entry, shelter, storage, light, privacy, durability, and the daily movement of people coming and going.
Here, the simple rooflines, vertical siding, protected entry, and restrained window placement keep the house calm without making it flat.
Good exterior design is not about adding more.
It is about getting the proportions, materials, and practical details to work together from the start.
