Four days ago this was a block wall we took down with a sledgehammer. 🧱

There's one thing on these walls that most people would never think about, and skipping it is what turns a build like this into a mold problem two years later. It's the part of the job nobody photographs.

Walls went up today. But the green board is the part worth talking about. 🟢

Green isn't a style choice, it's a spec. Below grade you get condensation off the concrete, water coming in on the cars, almost no airflow. Standard white board softens, the paper delaminates, and two years later there's mold behind a wall nobody's opening again. Green board is treated for exactly that. Costs a little more per sheet. Costs a lot less than tearing it out.

Steel came in today and every piece of it got carried in by hand. 🔩

No lift, no shortcut, just guys walking it in from the truck one load at a time. Then the part that actually matters and looks like nothing: laying out the floor. That laser line decides where every single wall lands, and if it's off by an inch nobody finds out until the doors won't close.

Tearing out a wall in a parking garage that never closed. 🔨

People were pulling in and out around us the whole day. That's why we spent the first hour on plastic and cones before anybody touched a hammer, and why every piece of block was in the trailer before we left. You don't leave a pile of rubble in a garage overnight and hope for the best.

Six weeks ago this was one open metal building. 🏗️

Now there are offices in it, a break area and a service window, all built inside the shell without touching the original structure.

And since it came up: drywall screws are supposed to sit below the surface. That dimple is what holds the joint compound. Flush is actually the mistake, the head shows through the tape later. The gun's clutch stops it right at depth so they all land the same.

Most fences that get torn out didn't need to be. 🌲

Push on the posts. If they're solid, you're looking at a cleaning and a stain, not a replacement.

This one is the same cedar that was already standing. Grass is next.

If your build out looks dead this week, this is probably why. 🏗️

Nothing goes up until the framing is exact, because every wall, door and room gets located at this stage. Cover it too early and fixing it means tearing it open again.

Count the screws. It's the fastest way to tell if a drywall job was rushed.

Too far apart and the panel flexes, seams crack, and you're patching that wall within a year. The second one you can't even see: walls that stop at the drop ceiling instead of running to the deck. Cheaper, faster, and every conversation carries straight into the next room.

Looks like nothing's happening in here. It's actually the busiest week of the whole job.

The ceiling's open because everything that matters is up there, electrical, HVAC, data and none of it gets covered until it's inspected. Same with the walls. You don't close one until it passes.

Get that order wrong and you're cutting open finished work to fix it. Get it right and the tenant opens when they said they'd open.
