Nobody photographs this part. It's a box of dirt. 🌱

So the clay gets broken up and blended before anything goes in, and the whole bed falls away from the house so water leaves instead of sitting against the brick. Once the mulch goes down you'll never see any of it. 👀

Three guys and one nail gun. Two of them look like they're doing nothing. 🔨

They're not. Setting a jamb is three jobs happening in the same second. Somebody holds it tight to the opening, somebody watches that it stays plumb, and the third one pulls the trigger. Do it alone and the whole thing shifts a sixteenth right as you shoot it.

If a door in your house swings open or shut on its own, that jamb is leaning. That's the entire reason. 🙋🏼

If your skylight is leaking, I can almost promise it isn't the skylight. 💧

People assume the dome cracked. They buy a new dome, install it, and a month later there's a stain on the ceiling again. The dome is just plastic sitting on top. What leaks is the curb underneath it and the flashing wrapped around it.

The curb gets raised off the deck on purpose, so water has to climb to get in. And the flashing has to lap over the curb and under the roofing. Lap it backwards and you've built a funnel pointed at your ceiling.

This gutter has almost nothing to do with the roof. 💧

Two things fixed it. The gutter needed a quarter inch of fall for every ten feet, and the downspout had to land five or six feet out instead of right at the wall.

The knee space under the counter, the outlet already inside the coffee niche, the dishwasher instead of eleven mugs in a bar sink at five o'clock. Each one is a small cost at install and something somebody uses twice a day for the next decade.

That ceiling isn't a design choice. It's a hole in the building. 🏢

Somebody decided years ago, on paper, to give up an entire floor of rentable square footage right there. Permanently. That's real money the owner will never collect, every month, for the life of the building.

What it buys is about four seconds. The walk from the door to the elevator, where people decide what kind of building this is without saying a word about it.
