Horsethief Canyon small yard - bare in middle, weeds on edges. Seen this for 23 years in these tract homes.
Compact clay goes hydrophobic - water runs right off. That's why sprinklers look fine but middle still dies.
Ripped out today in Horsethief. New tall fescue going in next.
Moved here at 8, servicing here since I was 12. Now in Norco till we get back to beautiful Horsethief.
I put my 15-min cup test + soil fix checklist in a guide - link in comments. For small yards under 500 sq ft.

This is why 1 whole zone was dead in this Temescal Valley yard.
Tree roots grew around the manifold and cracked all 4 lines. Customer thought his timer was broken — nope, this was it.
We cut out the bad section, rebuilt with new PVC + blue glue, pressure tested.
If your sprinklers look fine but one side of the yard is brown and the soil is hard as concrete, check your manifold first. That's how you get hydrophobic soil that won't take water.

FOUND A FOReman ON THE JOB SITE

Found this little guy under a sprinkler box in Lake Elsinore. Means your irrigation is actually working — frogs only hang where there's moisture.
We moved him to the planter and kept working.
I know a lot of landscapers would just toss him. Not us.
