Taking an open loft space and turning it into a fully functional, private bedroom is one of the best ways to maximize square footage and add instant home value, especially when the finished space looks like it was built into the original floor plan from day one. 📐🏡

🔨 Framing & Partition Wall:

Framed out a new partition wall to fully enclose the open loft footprint, optimizing layout and maintaining clean hallway traffic.

🚪 Pre-Hung Door Installation:
Installed a matching 2-panel interior door assembly, dead-level and plumb, dialed in with an inward swing to preserve hallway clearance.

🪵 Finish Carpentry & Trim: Matched existing door casings, routed custom returns, integrated baseboards flush to existing runs, and trimmed out the pony wall cap/apron for a seamless tie-in.

🧱 Drywall & Texture Matching: Hung, taped, and floated all drywall joints, finishing with a seamless texture blend across all existing ceiling and wall transitions.

🎨 Interior Painting: Prepped, primed, and coated all walls, ceilings, and trim with premium durable coatings, delivering crisp cut-lines and a smooth, uniform sheen.

We brought this two-story residential property back to life, shifting from an outdated yellow-gold stucco body and dark brown trim to a bright, modern architectural palette.

Complete Scope of Exterior Work:

🧼 Surface Prep: Thorough pressure washing to remove dirt, chalking, and environmental buildup across all stucco and trim surfaces.
🛠️ Restoration & Repair: Targeted stucco repairs to patch cracks and imperfections, followed by mechanical sanding on all wood fascia and trim to eliminate peeling edges and create a smooth bonding surface.
🎯 Surface Priming: Spot priming and surface sealing across all repaired stucco areas and bare wood substrate to ensure maximum paint adhesion and uniform sheen.
🛡️ Site Protection: Complete masking and draping to safeguard windows, concrete driveways, perimeter fencing, and delicate landscaping.
🏠 Stucco Restoration: Application of two heavy body coats across all exterior walls, ensuring full pore saturation and void filling across heavy stucco textures for a seamless finish.

We recently wrapped up this exterior door restoration, correcting a common issue where indoor casing molding was previously installed on an exterior stucco wall. Here is a breakdown of the full scope of work executed to ensure a weatherproof, premium finish:

Demolition: Removed the old, weathered interior casing molding that was susceptible to rot.
Waterproofing: Properly weatherproofed the opening to protect the substrate from the elements.
Stucco Integration: Applied a new stucco patch, floating and blending the texture out 12–15” into the existing wall to ensure a completely seamless transition with zero visible lines.
Trim Installation: Installed proper exterior stucco molding to handle long-term exposure.
Fine Finish Painting: Prepped and painted the new stucco patch, followed by precision coating on the stucco molding, jamb, and the door itself.

Just wrapped up a comprehensive outdoor living upgrade, taking this patio cover from a weathered, unfinished surface to a high-end, resort-quality architectural feature. 📸🪵
This project was a build focused entirely on meticulous surface preparation, mechanical integrity, and precision finish carpentry. 🛠️💪

🔍 Project Scope & Ex*****on Breakdown:
Demolition & Structural Re-Engineering: Began with a full tear-out of the old, degraded OSB paneling. Re-leveled and prepped the structural joists to establish a dead-flat framing field so the new ceiling plane would sit perfectly parallel without any snaking or drifting.
Four-Step Material Preparation: Every piece of premium clear cedar tongue-and-groove stock was individually hand-sanded, air-blown free of dust, and completely flooded on all four sides with clear oil. Pre-sealing all faces ensures full climate protection and brings out the deep, natural amber tones of the wood grain.
Mechanical & Ventilation Upgrades: To protect the structural integrity of the home, the existing attic soffit vents were extended down to the new ceiling line to maintain code-compliant airflow. The HVAC PVC condensation drain line was also modified, sloped, and cleanly rerouted completely away from the finished woodwork to eliminate any future moisture or staining risks. 💨💧
Electrical Expansion & Finish Details: Upgraded and expanded the electrical layout to a symmetrical, dual-box configuration to flush-mount two multi-blade ceiling fans. The entire cedar field was then locked in with a crisp, custom perimeter trim band to mask expansion gaps and provide a sharp, clean transition against the stucco wall. 🔌🎐
Taking the extra time to execute the hidden mechanical details and stick to a “prep-first” philosophy resulted in a flawless, seamless finish built to withstand the elements for years to come. 🏡✨
