Most of the budget goes to things you’ll never see. The finishes — floors, counters, cabinets, doors — are what you notice when you walk in. They’re not where the money goes.

The money goes to permits and city fees. Utility connections. Site work and grading. The foundation and the drainage under it. Framing, roof, rough plumbing, rough electrical, and the inspections that sign off on all of it. The house part of the house — most of the budget, invisible on day one.

And some of it goes to the part that protects you: a licensed, bonded, insured crew pulling real permits and passing real inspections, so the unit is legal to rent, legal to sell, and covered if something goes wrong.

Which is why, when a quote comes in way under market, one of those corners got cut. Ask which one. A good builder will answer without flinching.

The 1st of 6 garden structures is complete. These were intentionally designed to keep out the squirrels, gophers, rabbits, etc, so the customers can enjoy their garden and not the pests. Attention to detail in the “layout” phase will transpire into beautiful, symmetrical, works or art. The crew lead@on this DLTLey is killing it.
