✨ Project Spotlight: Custom Home — Framing Near Completion, Roof Trusses Set & ZIP Sheathing Underway | Phase 4 ✨

This custom home has reached a major structural milestone as framing moves into its final stages and the full scale and architectural form of the residence come into view.

Following completion of the second-floor structural framing and decking, crews advanced through the third-floor framing, flew and set the engineered roof trusses, framed the stair systems and interior spaces, and continued installation of the ZIP System exterior sheathing as the home moves closer to dry-in.

Progress Highlights

✅ Exterior and interior wall framing nearing completion
✅ Engineered roof trusses flown and set, establishing the home’s roof structure and architectural profile
✅ Interior partitions framed throughout the upper living areas
✅ Stair framing completed between the elevated living levels
✅ Window and exterior door openings framed to plan
✅ ZIP System exterior wall sheathing progressing across the building envelope
✅ Headers, beams, truss connections, blocking, and structural framing components installed throughout
✅ Open first-floor garage configuration maintained beneath the second- and third-floor living spaces
✅ Overall structure now clearly defined as framing approaches completion

Current Progress

What began with sitework, foundation construction, CMU structural supports, and elevated floor systems has now developed into a nearly complete three-story framed residence.

The living areas are clearly established, the stair systems are taking shape, engineered roof trusses are in place, and ZIP System sheathing is progressively closing in the exterior walls.

With framing nearing completion, the home’s full scale, room layout, rooflines, elevated design, and architectural character can now be seen throughout the structure.

Next Up

Complete the remaining framing details and blocking, finish ZIP System exterior sheathing, complete roof decking/sheathing, prepare for framing inspection, and advance into the dry-in phase.

The project is now transitioning from major structural framing toward a fully enclosed custom home.

✨ Project Spotlight: Three-Story Custom Home — Second-Floor Framing & Structural Decking | Phase 3✨

This three-story custom home continues moving vertically as the project transitions from masonry construction into structural wood framing. With the first-floor CMU support system complete, the framing package is now creating the elevated living space above the open garage.

The design calls for an open garage at ground level with the second and third floors dedicated to living space, making proper structural sequencing especially important as loads transfer through the elevated floor system to the masonry columns below.

Progress Highlights

✅ Engineered wood floor framing installed over the open first-floor garage
✅ Structural beams and floor trusses set across the completed CMU support columns
✅ Second-floor structural subfloor decking installed, establishing the next level of the home
✅ Second-floor exterior wall framing underway with window and door openings incorporated into the layout
✅ Framing continues to define the elevated residential floor plan while maintaining the open garage configuration below
✅ Materials staged for continued vertical framing as the structure progresses toward the third floor

Current Progress

The transition from block construction to wood framing marks a major milestone on this build. What was previously a series of structural CMU columns is now supporting a complete engineered floor system, creating the platform for the home's first level of living space.

With second-floor decking in place and exterior walls beginning to rise, the scale and layout of the three-story home are becoming much more visible.

Next Up

Complete second-floor wall framing, continue structural openings and connections, and begin the framing system for the third-floor living space as the home continues moving upward.

A multi-story build depends on every phase working with the one below it—from the foundation and CMU columns to the engineered floor system and vertical framing above. Careful layout, structural coordination, and proper sequencing are what keep the entire structure aligned from the ground up.

This three-story custom home has advanced from sitework and foundation preparation into full structural progress. With the concrete slab complete and the CMU block work finished, the first-floor structure is now in place and ready for the next stage of construction.

✅ Underground plumbing installed prior to the slab pour
✅ Concrete slab poured, finished, and cured
✅ CMU structural columns and wall sections completed
