I got some cracked boards in my roof. Just looking for some advice.

So I noticed these cracked boards a couple of weeks ago. Had someone out to look today and he was saying that the tiles are probably at the end of their life and have become porous.

This is letting water in which is soaking into the boards causing them to crack. He said I might have a couple of years but the roof could start leaking and cost more in future.

I was quoted £10k to pretty much replace the roof.

Was just wanting some second opinions.

When I asked Dad he said he just goes on the roof and continues to re-nail it down...

Was at my fathers house and the wind was blowing and noticed some noise from the roof. Went up to investigate and saw the attached. When I asked him about it he said, yea that comes up every couple of months in the rain and I go out onto the roof and just drive nails in it....

I want to fix this for him... When calling a roofing company how do I even describe this problem and what can I expect to pay. Meanwhile, I simply put the piece back down and added some weights to this to temporarily hold it, versus nailing into the roof. Any advice on steps to take?

There is no leaking noted and this is above a house addition for a master bathroom.

I've just inherited this place, does the roof need re-doing? I'm planning on selling but it will need to be inspected so I'm worrying it won't pass. Don't mind re-doing if needed. Thanks!

Is this acceptable?

Roofers cracked existing plywood on the roof when installing new shingles a few days ago. Is there possibility of leaking or someone falling through the roof? I reached out to the company and they assured me “my guys would have told me if they did that”.

Newly built house, does this roof look correct

My neighbor recently had his roof inspected under warranty for this same issue, and while the inspector’s response was vague, the damage was obvious. I took a photo of my roof, and it appears worse than his—I can actually see the structural beams poking through. This is clearly a major issue that needs urgent inspection and repair under our warranty right??
