This kitchen on Lake Talquin has some big layout issues and the colors/textures made if feel dark and dirty.

There were some limitation to the design.... the tile flooring ran throughout the house and the brick veneer had to stay. We also could not move any walls and the space was small for all the features the homeowner wanted to include.

But a little creativity and hard work and I think the final result came out great.

Pro Tip: Bath fans are critical to maintain air quality in the home.

Most builders put in crappy bath fans. Even if you have a new home you may want to look into a new fan. If you have an older home you definitely want to.

To work properly the fan must be the right size and it must be ducted properly.

A few things to know:

- Bath Fans must exhaust to the outside, typically through the roof

- Don't use flex duct, use rigid duct. Flex duct will reduce the efficacy of the fan

- The duct run should be as short and straight as possible, elbows and long duct runs will also reduce fan performance

- Get a fan that uses 6" duct, not 4"

- Place your fan over the shower - the closer to the source of steam the better

- The fan should be left on for 15-20 minutes after you shower.

Buying a fan:

Two numbers to know: CFM rating and Sone Rating. The CFM (cubic feet per minute) is how much air the fan can remove. A good rule of thumb is your CFM should equal the sq ft of your bath times 1.1. I would oversize the fan by 20%.

The sone rating is how loud the fan will be. The lower the sone rating the quieter the fan. a sone rating of 1 is very quiet. A sone rating of 3 will sound like window AC unit.

Fans come with lots of features.... add light, a night light, motion sensor or humidify sensor. Panasonic make great fans, so does Air King and FanTech.

Here's the truth: no remodel goes entirely according to plan. Not even ours. Real competence isn't the absence of problems. It's how you deal with them when they occurs.

Last week a client called about two burned-out ceiling lights. We ended up replacing every light in the room, at our expense.

Here's what happened: Two years after their remodel, two LED ceiling lights failed.
The light manufacturer's warranty was for one year. The electrician's warranty was for one year.

At two years, nobody was on the hook for those lights. Except us.

Our projects carry a five year warranty, and we didn't think those lights should have burned out that quickly.

So we offered to replace them and scheduled our electricians.

When they arrived, they found the exact fixture had been discontinued. And the lights available today are simply better quality than what existed two years ago. Swapping just two would leave a mismatched ceiling with the same aging fixtures around them.
Replacing all of them just made sense. So that's what we did.

Lights burn out. Products get discontinued. Things come up years after the last invoice is paid.

What matters is who picks up the phone when they do.

Six things to get right before you talk fixtures and finishes in your bathroom.

A lot of designers like to start with instagram photos. But the parts of a bathroom that decide how it performs for the next 20 years are the parts you never see.

Get them right and the room looks great and stays that way. Here are six we settle before we pick color and finishes.

1. The waterproofing assembly
Tile is not waterproof. Neither is grout. What keeps water off your framing and subfloor is the membrane behind the tile and how it is detailed at every corner, curb, niche and pe*******on.

2. Slope and drainage
A shower floor needs a proper pre slope built into the substrate, not faked with extra mortar. Built correctly, water finds the drain every time instead of running under the floor.

3. Ventilation sized to the room
Fan size, duct run and exhaust location all matter. We size the fan to the room, use short straight smooth duct, and vent it outside the building rather than into the attic. This is the detail we most often find undersized in older Tallahassee homes, and it is one of the cheapest ways to protect a finished bathroom.

4. Structure and framing
Tile layout looks its best when the walls are plumb and the room is square, so we check both before the design is final. A curbless entry needs the subfloor recessed so the shower floor sits flush with the room. That is framing work, planned up front, which is why it cannot happen in a one day bath install.

5. Plumbing locations
You sink plumbing affects how much usable space you get under the sink. Locating your shower valve so you can turn on the water without getting wet takes forethought. Multiple showerheads can lower water pressure if not planned properly.

6. Electrical locations
Nobody remembers what a bank of four switches does, and crossing the room to turn on the shower light gets old fast. Bathrooms carry more electrical accessories than ever, plus heated floors, towel warmers and smart mirrors.
