Six things to get right before you talk fixtures and finishes in your bathroom.
A lot of designers like to start with instagram photos. But the parts of a bathroom that decide how it performs for the next 20 years are the parts you never see.
Get them right and the room looks great and stays that way. Here are six we settle before we pick color and finishes.
1. The waterproofing assembly
Tile is not waterproof. Neither is grout. What keeps water off your framing and subfloor is the membrane behind the tile and how it is detailed at every corner, curb, niche and pe*******on.
2. Slope and drainage
A shower floor needs a proper pre slope built into the substrate, not faked with extra mortar. Built correctly, water finds the drain every time instead of running under the floor.
3. Ventilation sized to the room
Fan size, duct run and exhaust location all matter. We size the fan to the room, use short straight smooth duct, and vent it outside the building rather than into the attic. This is the detail we most often find undersized in older Tallahassee homes, and it is one of the cheapest ways to protect a finished bathroom.
4. Structure and framing
Tile layout looks its best when the walls are plumb and the room is square, so we check both before the design is final. A curbless entry needs the subfloor recessed so the shower floor sits flush with the room. That is framing work, planned up front, which is why it cannot happen in a one day bath install.
5. Plumbing locations
You sink plumbing affects how much usable space you get under the sink. Locating your shower valve so you can turn on the water without getting wet takes forethought. Multiple showerheads can lower water pressure if not planned properly.
6. Electrical locations
Nobody remembers what a bank of four switches does, and crossing the room to turn on the shower light gets old fast. Bathrooms carry more electrical accessories than ever, plus heated floors, towel warmers and smart mirrors.
