Pacific Home Source LLC Home Design / Plans / 3D modeling I began in June of 2006 designing residential plans for new homes, garages, remodels, and whole house makeovers.

We have been a part of about forty to fifty projects per year and before that worked full time with a small engineering firm gaining further knowledge. In a typically down market, we are currently expanding our business through referrals and even better word of mouth. After all word of mouth is the best advertising one can receive. Since the beginning we have added commercial projects, tenant improvements, decks, out buildings and docks to our repertoire. Free design consultation and 3Dimensional modeling can provide great insight and save you money when planning your single family custom home, apartment / duplex, custom garage or shop with first hand building knowledge. Feasibility consultation and coordination for your site development can be an excellent way to find answers further saving you money in the long run.

What if your deck felt like another room in your home?

A great outdoor living space is more than just a place to put a grill and a few chairs. It's an extension of your home, designed around how you actually live.

At Pacific Home Source, we believe the best outdoor spaces start with thoughtful planning.

Design around your lifestyle. Whether it's an outdoor kitchen, dining area, hot tub, or a quiet place to relax, every space should have a purpose.

Make the roofline feel intentional. A covered deck should complement your home's existing architecture, not look like an afterthought.

Plan for Pacific Northwest weather. The right combination of covered and open areas can make your outdoor space enjoyable throughout the year.

See it before you build it. With 3D modeling, you can explore layouts, roof connections, and design details before construction begins.

In our latest blog, we share lessons from a Pierce County outdoor living project and explain what homeowners should consider before investing in a new deck.

No septic records on file with the county? It happens more than you'd think, and it can change your entire project.

Some properties have septic systems that were installed without permits or proper documentation. No as-built drawings, no permit history, nothing in the county's system. You won't know until someone pulls the records.

When there's no documentation, most counties will require what's known as a "discovery" - hiring a licensed septic designer to locate and properly document the system. That takes time and money you probably didn't budget for.

But it goes further than just finding the tank. Your septic drainfield and its required reserve area create setbacks that directly limit where you can build on your property. If today's code requires space for a reserve drainfield, your buildable area may be significantly smaller than you assumed.

We ran into this exact situation on a project recently. No county records existed for the septic system. The client had no idea until we started pulling records during our feasibility review, before any design work began.

Understanding your septic system, its capacity, and its required reserve area early can prevent designing a home or addition that simply won't fit.

“This new mountain cabin was designed as a cozy retreat and vacation rental on a tight, wooded lot surrounded by trees. The rustic design incorporates natural wood elements, exposed beams, and a strong connection to its setting.

The main living area is open concept, with the kitchen, dining, and living spaces flowing together under tall vaulted ceilings. A stone fireplace anchors the interior, while an expansive outdoor deck and firepit area extend the living space for gathering and entertaining. The entire project was created in Chief Architect, including the model and renderings.”
