It should look like you.

Your routines. Your priorities. The way you entertain. The places everyone naturally gathers. The things you’ve loved about previous homes—and the things you never want to live with again.

If building a custom home in 2027 is somewhere in your plans, now is the time to start having the conversation.

It’s easy to think of the beginning of a custom home as the day excavation starts. But long before that happens, there are decisions being made about the property, design, engineering, budget, permitting, construction approach and the team responsible for bringing all of it together.

That planning takes time—and it’s also where getting your builder involved early can be incredibly valuable.

And just to be clear: winter doesn’t mean we stop building. We have two custom homes underway at Snoqualmie Pass right now, so we’re certainly not afraid of a little snow.

But if you’re hoping to begin construction next spring or sometime in 2027, waiting until spring to start planning can put you months behind where you could be.

You also don’t need to have everything figured out before reaching out. Whether you already own the land, are still looking for the right property, have an architect, or are simply trying to understand where to begin, those are conversations worth having early.

What’s underneath a finished deck?

Quite a bit, actually.

At our Mountain Cabin project in Snoqualmie Pass, this will eventually be a beautiful outdoor living space surrounded by the trees. The finished surface will be large-format pavers—but what Joshua is standing on here is part of what makes that finished deck work.

The deck has been waterproofed, and the pavers will sit above it on a pedestal system. Rather than trying to make the finished paver surface watertight, the open joints between the pavers allow rain and snowmelt to pass through to the waterproofed drainage plane underneath.

It’s one of those details most homeowners will never see once their home is finished.

But when you’re building a custom home in a mountain environment like Snoqualmie Pass, what happens underneath the finishes matters just as much as what you eventually see.

The best part?

When this is finished, the clients don’t need to stand out here thinking about waterproofing, drainage or pedestal systems.

They get to step outside and enjoy the view.

Luxury home and custom home are often used as though they mean the same thing.

They don’t necessarily.

A home can be beautifully designed, exceptionally finished and undeniably luxurious without being fully custom.

A luxury spec or customizable production home typically begins with a home that already exists in concept. Buyers may be able to select plans, finishes, upgrades and other modifications, but many of the fundamental decisions about the home have already been made.

A true custom home begins differently.

It starts with the client, the property and the questions that need to be answered before the home can be designed.

How should it sit on the site? How do the owners actually want to live in it? What matters enough to invest in? What should the home feel like? How should it perform over time?

From there, the architecture, engineering, structural and mechanical systems, materials and details develop around those answers.

Neither building model is inherently better. They simply solve different problems.

One gives the buyer the opportunity to personalize a home that already exists in concept.

The other creates the home around the buyer from the beginning.

Some of the most important parts of a custom home are the ones you’ll never see once it’s finished.

Take windows, for example—every home has them.

You can invest in beautiful, high-performance windows, but the window itself is only part of the system. How the opening is prepared, how the flashing is installed, how materials overlap, and how water is directed away from the assembly are all very important.

Good water management isn’t simply about choosing “waterproof” materials. It’s about giving water somewhere to go.

And since we primarily build here in the Pacific Northwest, that’s an incredibly important detail.

Eventually, most of this work visually disappears behind siding, trim and finished walls. The homeowner may never think about it again.

That’s kind of the point! We want the water to stay OUT of the house.

A well-built custom home isn’t just a collection of beautiful materials. It’s a series of systems and details designed to work together—and many of the decisions that matter most happen long before the pretty part begins.

These aren’t necessarily the details you’ll notice when you walk into a finished home.

But they’re absolutely details worth paying attention to while it’s being built.

When you look at a finished custom home, it’s easy to focus on the things you can see.

The kitchen. The windows. The materials. The way the rooms connect. The details that make the home feel like it belongs to the people who live there.

What you don’t see are the hundreds of conversations and decisions that happened before any of it was finished.

Building a custom home is a long relationship. There will be budgets to navigate, plans to refine, selections to make, problems to solve and times when the right answer may not be the easiest one.

You want a builder who will communicate clearly, explain what’s happening, tell you when something changes and help you understand the decisions in front of you.

That matters just as much to us as what you see in these photographs.

But two builders can look at the same set of plans and come back with very different numbers without either number necessarily being wrong.

The difference may be in what each budget assumes.

What has actually been priced? What is still an allowance or estimate? Are site conditions accounted for? Are the same materials and level of finish being considered? What hasn’t been decided yet? And if something changes during construction, how and when will you know what it means for the budget?

Those questions matter.

Custom homes evolve as they’re built. Selections change. Details get refined. Site conditions sometimes reveal things nobody could have known beforehand. A good construction budget shouldn’t pretend those variables don’t exist.

It should make them easier to understand.

Our goal is for our clients to know what we know, what we don’t know yet, where uncertainty exists, and what a decision means financially before the work moves forward.
