Josh, Ben and Ryan are hard at work and started a bathroom/bedroom rework up in Lambertville this week and it's coming along very nicely! As you can see in the crawlspace on top of the block there were rotted sill plates that was causing this corner of the house to sag a bit. In order to shore it back up we had to lift up the corner and back of the home ever so slightly, remove the old boards and install new to make it level again. Once this was completed on the side and back of the home the guys installed new floor joists and cribbing to ensure the new floor is nice and sturdy and top it with new 3/4" OSB. Up next is installing the new 2x4 walls for the new closet/storage area.

You guys should see this new space in Perrysburg that we created! You’ve waited long enough. Here it is! Beautiful new stamped concrete, new Marvin patio door, new modern privacy fence, new Timbertech composite steps, WOW!!! Do you remember what this space looked like before? Night and day difference. Shout out to our guys on a job well done on this. Beautiful work.

🍂 Frost season is coming up quick in Northwest Ohio. Have you given your home a quick fall check?
A few small jobs now can help you prepare before freezing temperatures arrive:
✅ Disconnect garden hoses, drain them and put them away. Even if you have a frost-free outdoor faucet.
✅ If your outdoor faucets have an indoor shutoff, close it and drain the outdoor line according to your system’s instructions.
✅ Arrange to have sprinkler systems properly winterized before a freeze.
✅ Bring tender potted plants inside. Cover sensitive outdoor plants with frost cloth before a frosty night, and remove it when temperatures warm up.
✅ Check exposed water lines in unheated areas and make sure you know where your main water shutoff is.

Your bathroom fan should do more than make noise.

With colder weather coming and windows staying closed more often, it’s worth paying attention to what happens after a shower.

Run the exhaust fan during your shower and afterward to help clear moisture. If the room stays damp, the ceiling develops water spots, or a musty smell keeps returning, it’s time to investigate.

One important detail: bathroom exhaust needs to vent outdoors. Sending that moist air into the attic simply moves the problem somewhere you can’t easily see.

A bathroom that looks good should work well, too.

We know it's a little early to be talking about Thanksgiving... 🦃

But we've already started thinking about a project that meant a lot to us last year. ❤️

Those of you who were following 419 Remodel & Design around Thanksgiving last year might have an idea what we're talking about...

We're hoping to make it happen again this year. Possibly even get another local business to team up with us for this project too!

This pole barn is really starting to come together! 🔨🙌
Our guys have been busy getting the metal siding installed, and the framing for the side overhead doors is now complete!
It’s always fun when a project gets to this stage and you can really start to see the finished product taking shape. 👀

New metal from THE WINDOWS TO THE WALL!!! 🤩

Looking for water intrusion above one of the windows and we found it! Gutter wasn’t installed behind the drip edge on the roof and water was sneaking right past it. Time to rewrap the windows and fascia with new white metal, install new house wrap, reinstall the existing siding and have Gutter Monkey come and install a new white 5 inch gutter.
