On one Los Gatos property, a house and a secondary unit sit on the same lot as one composition.

Most lots that carry two structures end up with two separate conversations that were never planned for each other. The orientation was not considered in relation to both buildings. The entrance placement was not thought through. The two structures negotiate space in ways nobody planned for.

When both are treated as one composition from the start, the decisions that determine whether two buildings can comfortably share a lot get made before anything is built.

It depends entirely on what is pointing where.

The pattern we see consistently: people regret underspending on the structural and invisible things. Insulation. Acoustic separation. Where the light comes from. None of those can be improved later without significant work.

What they regret overspending on is almost always surfaces and fixtures, chosen early with strong feeling and replaceable long after the house is finished.

We would rather protect the parts you cannot revisit and leave you room to change your mind on the parts you can.
