Most contractors stop at the city permit. We go further. When we installed the new facade at Roasters N' Toasters in Miami, we discovered the sidewalk in front of the property belongs to the State of Florida, not the City. That meant one permit was not enough. We had to file a separate application with the Florida Department of Transportation, complete a traffic study, design a pedestrian detour, and meet full ADA requirements, all while coordinating around an elementary school one block away. Andy managed every step, every agency, and every timeline. The facade went up. The restaurant opened on schedule. That is what full-service commercial construction looks like in South Florida.
