I meant to post this earlier today,
But I just wanted to say, if you were thinking about buying a home somewhere in the Poconos to make into an Airbnb that was just remodeled before you purchase it, it would be very wise to get a close-up electrical inspection, the home inspectors are not doing a thorough inspection . I want to point out that the pictures I took today are from an electrical service that was redone less than a year and a half ago, but whoever made the repairs saved the meter socket from 50 years ago when the house was first built and only replaced the riser. This was very dangerous since the socket pressure connectors on the meter socket have become very brittle from old age and exposure to the elements, as there was no cover on the riser pipe so rainwater was dumping straight into their electrical meter and meter socket. After getting PPL on site today, after I had diagnosed an issue with their meter, PPL had replaced the meter and power was restored.
Power was restored, but we still need to replace the meter socket all in all this job will cost around $2000 for my Client, if they had called Savvy Electrical Solutions to do an inspection before they bought the home we would’ve caught it right away. We offer the service for $175 for any dwelling 2000 ft.² or smaller, this is where we open up your main panel, meter pan outside. We check for proper grounding and clean electrical work inside your electrical sockets, switches and light fixtures. We then present any and all safety concerns/hazards and answer any questions.
I might add that the grounded neutral conductor coming in from utility to the service on the home was never even mechanically bugged at all, just wrapped together with some electrical tape.. 🤦🏻♂️
My client was ecstatic that we even answered the phone on a Sunday, showing up was five extra stars to them
This is an investment property and this needs to be addressed immediately so we are going there tomorrow, earlier than our schedules typically show, to make sure that we can make the repairs before their guests check-in by 3 PM in the afternoon, we are handling coordination with PPL, and Electrical inspector. We will be upgrading the grounding system for the home as well by adding two ground rods with a number four copper grounding conductor from the meter pan.
As you can clearly see from the pics, negligence of the previous contractor only does further damage down the road as there is rusted electrical connections and general degradation of the electrical equipment pictured.
