Just because your new build has a radon system doesn’t automatically mean your radon levels are safe.
New homeowners in Utah — this is something almost nobody talks about enough. We walk into brand-new homes all the time where builders installed a “radon system,” but the home still tests high for radon. Sometimes very high.
Here’s why:
• Some homes only have a passive system, not an active fan system
• Systems can be installed incorrectly
• Soil conditions vary from home to home
• A system may not be strong enough for that specific house
And the biggest misconception?
People assume new homes are protected automatically.
The truth is: the only way to know your radon levels is to test.
Whether your home is:

✔️ Finished or unfinished
✔️ Equipped with a radon system or not
You should still be testing your home at least every 2 years. Radon levels can change over time, and Utah has some of the highest radon levels in the country due to our soil composition.

Most people have heard that the EPA recommends fixing radon levels at 4.0 pCi/L or higher — but what many homeowners don’t realize is that there is no safe level of radon exposure. The lower your levels, the better.
Radon is a naturally occurring radioactive gas that you can’t see, smell, or taste, and the only way to know your home’s levels is to test. Even newer homes, clean homes, and homes with no basement can have elevated radon levels. In Utah, high radon is extremely common because of our soil composition.

Radon is a naturally occurring radioactive gas that forms when uranium in soil and rock breaks down over time. It moves up through the ground and can enter homes through cracks in the foundation, gaps around pipes, sump pits, and even through concrete. Because it’s invisible, odorless, and tasteless, most people have no idea it’s there unless they test for it.

What makes radon dangerous is long-term exposure. When you breathe it in, tiny radioactive particles can get trapped in your lungs and damage the tissue over time. It’s the leading cause of lung cancer in non-smokers and the second leading cause overall. The risk increases the longer you’re exposed and the higher the levels are.

Radon can be found in any home—new or old, big or small, with or without a basement. Even homes right next to each other can have completely different levels. In places like Utah, radon levels tend to be higher because of the soil composition, which makes testing even more important.

The good news is it’s very manageable. Testing is simple and inexpensive, whether you use a short-term kit or a professional test. If levels are elevated, a mitigation system can safely vent the radon out of your home and significantly reduce exposure.
