When water damage happens, a lot of NWA homeowners call a general contractor first. It makes sense on the surface. You have damage; you need it fixed. Contractors fix things.

Water heaters don't pick convenient times to fail. But summer puts extra stress on them, especially older units that have been running hard through months of high demand.

When a water heater goes, it can go quietly or all at once. A slow leak around the base or from the pressure relief valve can soak into your subfloor for days before anyone notices. A full failure can put fifty or more gallons of water into your utility room fast.

What to check if your water heater is more than ten years old:
Look for rust-colored water at your hot water taps. Check the area around the base of the unit for moisture, staining, or soft flooring. Listen for popping or rumbling sounds when it runs.

August is a good time to take stock of what summer did to your house.

Three months of heat, humidity, and storm activity can leave problems behind that don't announce themselves until the temperature drops. A slow leak that's been feeding moisture into a wall. A crawl space that's been collecting humidity since May. A roof that took a hit and wasn't fully assessed.

Fall is when those problems tend to surface. The smell gets worse when you close the windows. The soft spot in the floor becomes more noticeable. The ceiling stain that dried out reappears.

A few things worth checking before September:

Not every dark spot in your bathroom is a mold problem. But some of them are, and knowing the difference matters.

Surface mildew on grout or caulk is common and usually manageable with regular cleaning. It sits on top of non-porous surfaces and doesn't pe*****te.

What's more serious: discoloration on drywall near the tub or shower, soft spots in the wall around the toilet or vanity, or a musty smell that doesn't go away after the room dries out. Those are signs that moisture has gotten behind the surface.

Bathroom mold that's in the wall usually means there's a slow leak, a ventilation problem, or both. Cleaning the surface doesn't solve it.
