We caught our architect Neil having a rather serious discussion on site. Naturally, we assumed it was about the blueprints.

Turns out, the conversation was a little more… universal.

For what it's worth, we think we've got a pretty good-looking crew in this universe.

A completely fictional conversation. Probably.

One of the easiest ways to save money during construction? Solve problems during design.

Changes are a lot easier — and usually a lot less expensive — when they’re still lines on a drawing rather than walls, plumbing, electrical and materials already in place.

Taking the time to think through the details up front isn’t just about getting a better design. It can help protect the construction budget, too.

Plan it now. Pay for it once.

Lighting and tile are two places where a custom home budget can climb fast.

Not because they aren't worth investing in — but because the options are nearly endless, and small upgrades multiplied across an entire home can add up quickly.

The takeaway? Know where you want to splurge before you start making selections. A good design isn't about choosing the most expensive option everywhere. It's about knowing where the money will make the most difference.

When designing a custom home, it’s easy to start with how you want it to look. But how you’ll actually live in it can have a much bigger impact on whether the design works.

How do you move through the house? Where do you naturally gather? How do the kitchen, living spaces, bedrooms and outdoor areas connect? What does a normal Tuesday morning look like?

Good architecture considers all of it.

So, if you had to choose — what matters more when designing a custom home?

We can do trending too.

That chandelier might be the first thing you notice, but good lighting design starts long before the fixture is selected.

Before choosing what the light looks like, think about what you need it to do. Where will you need task lighting? Where should the room feel warm and relaxed? What deserves to be highlighted? Where will natural light come from throughout the day?
Once those decisions are made, the fixtures become part of the design - not the entire lighting plan.

Build the lighting around how you live. Then find the fixtures you love.

Quick Take: Design

Trends come, go, and eventually come back around. So when you're making selections for a custom home, don't choose something just because it's having a moment.

Choose what you actually like. Make sure it's thoughtful, cohesive, and well executed.

If you love it now for the right reasons, chances are you'll still love it long after the trend has moved on.

CUSTOM HOME FIELD GUIDE 001
Thinking about building a custom home in the Southern Pines, Pinehurst or greater Moore County area? Here are five things worth considering before you get too far down the road.

1. THE LOT - Start with the land.
A beautiful lot isn't necessarily a build-ready lot. Topography, setbacks, drainage, soil conditions, utilities, septic requirements and site access can all affect what's possible and what site preparation may cost.

2. BUDGET - Budget for the build, not just the house.
Understand what your total project budget needs to cover. Ask about site work, utilities, permitting, allowances, selections, driveway, landscaping and what's specifically included or excluded.

3. PLANNING - Get your builder involved early.
Your architect, designer and builder shouldn't operate in separate worlds. Early collaboration can help keep the design, property and budget aligned before changes become considerably more difficult or expensive. At Formyduval Homes, our architectural, design and construction teams work from the same office, making collaboration part of the process from the beginning.

4. LIFESTYLE - Design around how you actually live.
Custom doesn't just mean choosing finishes. Think about routines, storage, traffic flow, entertaining, working from home and the little frustrations you'd love your next house to solve.

5. THE BUILDER - Ask what happens when something goes wrong.
Every custom build has variables. Ask prospective builders how they communicate problems, manage changes, resolve mistakes and keep the project moving when something doesn't go according to plan.

A finished home can tell you a lot about a builder's craftsmanship.

The process it took to get there can tell you just as much.
