Instead of a return-to-office mandate, we designed a workplace prototype built around wellbeing, flexibility, and choice — organized into three experiential zones: Energize, Incubate, and Catalyze, each supporting a different way of working.

Soft costs — the fees, permits, technology, furniture, financing, and contingency that sit on top of construction — can add 20 to 35% to your project's real cost.

Add escalation on top of that, and a budget number from three years ago can fall short by another 25% or more. Tariffs, supply chain pressure, and labor costs don't pause while you're finalizing plans.

We've seen a client's grant money cover barely half the building it once would have — because the number they were working from had quietly expired.

A feasibility study grounded in today's market data is the only way to know what your project actually costs to build, before you commit to a design you can't afford.

"So you'll draw up the plans and then we hand it off to the contractor?"

We've heard some version of that in more first meetings than we can count. And we get it — the popular image of what architects do is stuck somewhere between a drafting table and a home renovation reveal.

Commercial architecture is a completely different animal.

When you hire us, here's what actually starts happening on day one: We're reading your project against the building code before a single line is drawn. We're coordinating structural, MEP, civil, and specialty consultants — and holding their contracts so we can actually manage them. We're looking ahead to permitting timelines, zoning issues, and approval processes that could cost you months if they surface late.

The drawings are the output. The value is everything that goes into them — and everything we catch before it becomes your problem.

Before you lock in a project budget, ask yourself these five questions:

✔ Does my number include professional fees for architects, engineers, and consultants — not just the contractor's price?
✔ Have I budgeted for permits, zoning applications, and regulatory review, on top of construction?
✔ Is there a contingency line item — 20% early, tapering down as design gets more defined?
✔ Have I accounted for technology, data infrastructure, and furniture separately from the base building contract?
✔ Is my number based on today's material and labor costs, not a figure from a few years ago?

If you answered no to more than one, your "budget" may only be describing part of the project. An honest feasibility conversation early on can tell you exactly what you're missing before you design something you can't build.
