Redevelopment becomes more achievable when risk, constraints, and opportunity are understood early.

Through our ongoing work as prime consultant supporting the Virginia DEQ Brownfields Program, SGA helps communities evaluate redevelopment opportunities through environmental due diligence, site analysis, market assessment, and implementation-focused planning.

At 1535 Jefferson Avenue in Newport News, we worked with WSSI and other project partners to assess site conditions, historical land uses, infrastructure, community priorities, and barriers to future investment. The resulting reuse strategy provides a practical framework for moving this long-vacant property toward redevelopment readiness with greater clarity and confidence.

The most successful redevelopment projects do not begin when environmental constraints are removed. They begin when those constraints are understood and used to shape better outcomes.

At the former Chamberlain Manufacturing property in Waterloo, SGA developed a planning approach that transforms environmental challenges into opportunities.

Soil management, stormwater infrastructure, native planting, environmental education, and recreation were integrated into a framework designed to support ecological resilience and long-term community value.

The strongest learning experiences come from contributing to work that matters.

This summer, landscape architecture students joined our team as active participants in the planning and design process. Through project work, site visits, presentations, and collaboration, they gained firsthand experience while bringing fresh perspectives to our work.

They also built relationships through field trips, team dinners, ice cream socials, and game nights.

As they return to campus, they take with them new skills, meaningful connections, and a deeper understanding of how thoughtful design can shape communities. We are grateful for their contributions and excited to see where their careers take them next.

Getting to know a place starts by spending time there.

Recently, our team joined the City of Chesapeake Planning Department for a tour of Western Branch as we begin work on the area's upcoming Area-Wide Plan.

It was valuable to learn more about this unique part of Chesapeake and to begin building the foundation for community conversations later this year.

Good teams don't happen by accident.

We recently hit pause for an evening of ice cream and board games to celebrate teammates stepping into new opportunities within SGA.

The best ideas often come from conversations, connections, and trust built long before a project begins. Investing in those relationships is part of building a stronger team and delivering better outcomes for the clients and communities we serve.

Tree preservation took center stage at the recent AIA Coastal Virginia Hard Hat Tour of the 531 Memorial site in Virginia Beach. Arborist Oscar Richardson walked attendees through the approach to protecting the site's existing tree canopy, with Dills Architects leading the broader site tour.

SGA has been on the ground as the local landscape architect, supporting QA/QC, design consultation, and construction administration. Good to spend time afterward talking with others in the field about how the project is coming together.

Hopewell has a vision, and we were there to listen.

From the Brownfields Redevelopment workshop to the Farmers Market on June 4th, we spent time with the community mapping local assets, talking about street safety, and dreaming up what downtown could become. Every conversation feeds directly into our updated plan, supported by the Virginia Department of Environmental Quality's Brownfields Program.

It was a pleasure to participate in the GNC Executive Mentorship Program at Norfolk State University this past semester.

SGA Partner and Principal Ashlie Ranhorn worked with Titus Carter, a sophomore interested in construction, helping him build professional skills and interpersonal confidence.

For us, building community goes beyond the construction of the spaces we design. It also means investing in people. Programs like this are one way we contribute by helping build confidence, open doors, and expand access to the professions that shape our cities and landscapes.

A rendering can make anything look good. The real question is how it actually performs. We don’t just design and talk about the outdoors; we get out there, experience it, and validate our decisions in the field.

If a designer is speaking about sustainability and site design but never leaves the desk, then the work stays theoretical.

Our team recently spent time at a nursery inventorying trees that are being contract-grown in advance of bidding for one of our projects. For large-scale work, this is standard practice. It also significantly increases the likelihood of high-quality, consistent plant stock making it into the ground, while preserving the original design intent.

When projects struggle with excessive plant substitutions, out-of-season installation, or premature planting that compromises long-term health, that’s often a sign the work is being driven more by theory than field experience.

Projects, especially those heavily focused on site design and delivery, benefit from leadership that understands how decisions hold up in real-world conditions. That’s where the landscape architect plays a critical role as the architect of the site.

That’s where the work gets tested.
