When fire, water, or storm damage makes a rental unlivable, tenants have a lot to coordinate. Hampton Roads renters: get to safety, then promptly notify your landlord or property manager and your renters insurer. These are separate claims under separate policies.
Your renters policy may help cover belongings and loss-of-use/additional living expenses, such as a hotel or short-term rental. The landlord’s policy generally covers the building. Coverage may vary and is not guaranteed. Save receipts for lodging, meals above your normal costs, laundry, and other displacement expenses. Keep your lease and written updates about repairs.
Before items are moved or discarded, take dated photos and video, including closets, drawers, and storage. If safety requires disposal, document the items and reason first. Don’t discard items before your adjuster or restoration team documents them unless they’re a safety hazard.
Coordinate access with the landlord’s restoration crew. Stay reachable and ask before moving, cleaning, or repairing anything yourself. Clear communication helps prevent delays and conflicts.
