Mild temperatures and lower humidity create ideal conditions for roofing membrane installation — both TPO and EPDM adhere and seal better in cooler weather than in the heat of summer. Once temperatures consistently drop below freezing, your window for that kind of work gets a lot narrower.

Here's something a lot of building owners don't realize until it's too late — renovating one part of your commercial space can actually trigger ADA compliance requirements in other areas of the building. 😮

For example, updating your lobby or conference room could mean you're also required to upgrade your bathrooms, widen doorways, or improve accessible parking. It's one of those things that catches people off guard mid-project if they're not prepared for it.

• Roof condition — most commercial roofs have a lifespan of 20 to 30 years depending on the material and maintenance history
• ADA compliance — older buildings may not meet current accessibility standards, especially after renovations
• Energy efficiency — windows, insulation, and HVAC systems in older buildings can quietly drive up operating costs year after year
