RESTORATION ACADEMY: Cosmetic Damage or Structural Damage?

Not all property damage is created equal!

Sometimes damage affects only the appearance of your home.

Other times, it can affect the materials responsible for supporting it.

Knowing the difference matters.

๐ŸŽจ COSMETIC DAMAGE

Examples may include:

๐Ÿ”น Peeling paint

๐Ÿ”น Surface staining

๐Ÿ”น Damaged trim

๐Ÿ”น Minor drywall finish damage

These issues may be primarily aesthetic, provided the underlying materials are sound and dry.

๐Ÿ—๏ธ STRUCTURAL DAMAGE

Examples may include:

๐Ÿ”น Deteriorated floor joists

๐Ÿ”น Rotted subflooring

๐Ÿ”น Damaged structural framing

๐Ÿ”น Compromised load-bearing components

Structural damage may require additional evaluation and repairs before cosmetic finishes can be restored.

Here's where things get tricky...

Sometimes cosmetic damage is the first visible sign of a much bigger problem.

A stained ceiling or soft spot in the floor might seem minor, but the condition of the materials underneath is what really matters.

๐ŸŽ“ RESTORATION ACADEMY TAKEAWAY:

Just because damage looks cosmetic doesn't mean the problem is only skin deep.

Identifying the underlying cause and extent of damage is an important step before starting repairs.

RESTORATION ACADEMY: One Small Leak. Multiple Rooms. How?

You discover a leaking toilet in the bathroom.

The floor looks wet, but everything else seems fine.

So why is the restoration crew checking the hallway, bedroom, and even the room below?

Because water doesn't always stay where the leak started!

Water can travel:

๐Ÿ”น Under flooring and along the subfloor

๐Ÿ”น Through gaps around plumbing penetrations

๐Ÿ”น Beneath walls into adjoining rooms

๐Ÿ”น Along framing and building materials

๐Ÿ”น Through ceilings into lower levels

What looks like a small bathroom leak can sometimes affect a much larger area.

And here's something important: You don't always see the moisture that's there.

That's why restoration professionals use moisture detection equipment to evaluate surrounding materials and determine the extent of the affected area.

๐ŸŽ“ RESTORATION ACADEMY TAKEAWAY:

The size of the visible leak doesn't always tell you the size of the damage.

When water damage happens, checking beyond the obvious wet spot can help prevent additional problems.

RESTORATION ACADEMY: What Happens to Your Stuff During Restoration?

Furniture. Clothes. Family photos. Electronics. Decorations.

When there's water damage in your home, the building isn't the only thing we have to think about.

What happens to everything inside it?

Depending on the affected area and the work that needs to be completed, your belongings may need to be moved, protected or temporarily removed from the space.

This is often called content manipulation or, on larger projects, a pack-out.

That can include:

๐Ÿ”น Moving furniture away from affected areas
๐Ÿ”น Protecting belongings from dust and debris
๐Ÿ”น Relocating items so demolition can be performed safely
๐Ÿ”น Packing and documenting contents when necessary
๐Ÿ”น Temporarily storing items during restoration
๐Ÿ”น Returning and repositioning items once work is complete

Not every restoration requires a full pack-out.

Sometimes we simply need enough room to safely access the damaged area. Other projects require much more extensive content handling.

๐ŸŽ“ Restoration Academy Takeaway:

Restoring a property isn't just about the walls and floors.

Your belongings are part of the restoration plan too.

RESTORATION ACADEMY: Why Are You Taking Off My Baseboards?

Sometimes one of the first things you'll see us remove during a water-damage job isn't the drywall.

It's the baseboard.

And there's a reason for that.

When water reaches the bottom of a wall, moisture can become trapped behind the baseboard and affect the lower portion of the drywall.

Removing the baseboard gives us better access to evaluate what's happening behind it.

Depending on the materials and extent of the damage, it may also allow us to:

๐Ÿ”น Check the bottom of the drywall for moisture
๐Ÿ”น Inspect areas that weren't previously visible
๐Ÿ”น Improve access for drying
๐Ÿ”น Determine whether drywall actually needs to be removed
๐Ÿ”น Potentially avoid unnecessary demolition

We don't want to remove more material than the job requires.

Sometimes starting with the trim gives us the information and access we need before making that decision.

๐ŸŽ“ Restoration Academy Takeaway:

Good restoration isn't about tearing everything out. It's about knowing what needs to come out โ€” and what can stay.

RESTORATION ACADEMY: It Started as Clean Waterโ€ฆ So What's the Rush?

A supply line breaks. A sink overflows. A water heater leaks.

If the water started out clean, you might think:

โ€œIt's just water. We have time.โ€

Unfortunately, waiting can make a relatively straightforward water loss much more complicated.

Once water enters your home, it doesn't stay neatly in one spot. It can soak into:

๐Ÿ”น Drywall
๐Ÿ”น Insulation
๐Ÿ”น Baseboards and trim
๐Ÿ”น Cabinets
๐Ÿ”น Flooring and underlayment
๐Ÿ”น Subflooring

And as time passes, the water can pick up contaminants from the materials and surfaces it contacts while prolonged moisture creates conditions that can support microbial growth.

That's why how quickly a water loss is addressed matters.

The sooner the source is stopped, standing water is removed and affected materials are evaluated, the better chance we have of limiting additional damage.

๐ŸŽ“ Restoration Academy Takeaway:

The clock starts when the water does.

Even when a loss begins with clean water, don't assume that means it's okay to let everything sit and dry on its own.

RESTORATION ACADEMY: Can I Stay in My Home During Restoration?

This is one of those questions where the answer really is:

It depends.

A small water loss affecting one area of the home is very different from a large loss affecting multiple rooms.

Before deciding whether a home can continue being occupied, there are several things to consider:

๐Ÿ  What caused the damage?
๐Ÿ’ง How much of the home is affected?
๐Ÿšง What areas need demolition?
๐ŸŒฌ๏ธ Where will drying equipment be operating?
๐Ÿšฟ Are bathrooms and plumbing still usable?
๐Ÿณ Is the kitchen accessible?
โšก Are utilities safely operating?
๐Ÿฆ  Is there contamination or another potential safety concern?

Sometimes homeowners can continue using the unaffected portions of their home.

Other situations may make temporary relocation the more practical option.

๐ŸŽ“ Restoration Academy Takeaway:
There's no one-size-fits-all answer. Every loss needs to be evaluated based on what's actually happening inside the property.

RESTORATION ACADEMY: It's More Than Plastic on a Wall

You walk into a restoration project and see plastic sheeting, poles, tape and barriers everywhere.

It may not look exciting โ€” but it's there for a reason.

It's called containment.

Containment helps isolate the work area from the rest of the property while demolition, cleaning or remediation is taking place.

Depending on the job, it can help:

๐Ÿ”น Control dust and debris
๐Ÿ”น Reduce the spread of contaminants
๐Ÿ”น Separate affected and unaffected areas
๐Ÿ”น Create a controlled work environment
๐Ÿ”น Protect other areas of the property while work is underway

And not every loss requires the exact same setup.

The type of damage, materials involved and scope of work all help determine what kind of containment is appropriate.

๐ŸŽ“ Restoration Academy Takeaway:
Sometimes the things that look the simplest on a restoration job are doing an important job behind the scenes.
