A door is not a wall you cut later.

It is a framed opening in the structure. Header, jambs, and panel all get engineered around it before anything gets built. Adding one after the building is standing costs more than getting it right the first time.

Three questions settle it.

What is the tallest thing that drives in? Door height comes off the eave height, so this decides the building before it decides the door.

How many vehicles move at the same time? One door works if traffic is staggered. It stops working the moment two people wait on each other.

Does anything need to drive all the way through? A drive-through bay needs a door on both ends and it changes how the whole floor gets laid out.

Do you need walls, or is a steel canopy enough?

A steel canopy is a roof on posts. No walls, open on every side.

It stops sun and rain falling straight down. That is the whole list. Dust still blows through. So does rain coming in sideways. Nothing under it can be locked up.

Answer these 3 questions:

• What are you protecting against? Sun and vertical rain, a steel canopy does the job for less money. Anything past that, you are buying walls.

• Does it need to lock? A steel canopy cannot be secured. There is no version of one that keeps people out.

• Will anyone work under it in winter? Wind moves straight through. Sierra Vista sits above 4,000 feet and the mornings are cold.

You should decide before your order goes in. Walls change how the frame is engineered.

Before you can build, the county has to approve two sets of drawings. The building company will send you stamped drawings for the steel; frame, bolts, how hard the building pushes down on each corner. But it's not enough to pull a permit on its own.

The county also wants drawings for the foundation. How deep the footings go, how much rebar, how thick the concrete. An engineer licensed in Arizona has to stamp those, because somebody has to look at the dirt on your property first. The building company never sees your site, so they cannot do it.

That means somebody has to hire an engineer. If a contractor is running your job, ask whether it's included in the price. If you bought the building yourself, it is on you to hire one.

Both sets of drawings and a site plan go to the county, or to the city if you are inside city limits to pull the permit and build.

A commercial roof in southern Arizona works hard. Heat cycling, UV, wind, and driven rain all take a turn at it. When one reaches the end of its life, most owners assume the answer is a full tear off. Sometimes it is. Often it is not.

If the leaks are still isolated and the rest of the roof is sound, repair is the right call and the cheapest one.

On some buildings a new roof can go over the existing one instead of replacing it. Whether yours qualifies comes down to what the structure can carry and whether what is underneath is dry.

Tear off is what is left when the deck is compromised or the insulation is saturated. It costs more and it takes longer. On some buildings it is the only real option.

A structural evaluation tells you which of the three you are looking at. That comes before the quote, not after.

A metal building on a residential lot does not have to look like a shop. It comes down to five decisions, and all of them happen at design.

Match the roof pitch to the house: This does more than anything else on the list. Two rooflines at the same angle read as one property.

Use standing seam: The fasteners are hidden, so the roof reads clean instead of industrial. Exposed fastener panels are just as durable and cost less, but they look like a shop.

Pull the same color off the house: The existing roof or a trim color already on the property, not a new one off the chart.

Spend on the trim: Eaves, corners, and openings are where a building either looks finished or looks like a kit.

Add a wainscot: Stucco, block, or a second color across the lower wall cuts the height and settles the building onto the lot.

Landmark manufactures standing seam panels in house and fabricates custom trim, so these details get matched to the house instead of pulled from a catalog. Workshops, garages, and hobby spaces all get the same treatment.

There are two ways to work with Landmark. Knowing which one you want before you call makes the quote a lot more useful.

Turnkey means Landmark is the general contractor. Planning, construction, and finishing all run through one team, so you have one point of contact and one schedule. This is how most homeowners and shop owners build, because they do not want to hire and coordinate trades themselves.

Structure only means Landmark supplies and erects the building. Site work, utilities, and interior finish go to your own contractor. This fits owners who already have a builder, or who are running the job themselves.

Not sure which one you are? Answer three questions.

• Do you have time to manage a job site?
• Is the building the whole project or one piece of a bigger one?

Two buildings can have the same square footage and very different price tags.

Clear span width
Every foot of column-free interior adds steel to the frame. A building with a center column line and a building with an open span are not the same structure, and they do not price the same.

Eave height
Taller walls mean heavier columns and more wall panel.

Roof pitch
It changes panel quantity and it changes the frame.

Openings
Every overhead door, man door, and window is framed into the structure. Two openings and six openings are different buildings.

Panel gauge and profile
Gauge, profile, and insulation each move the number on their own.

Site access
Whether equipment can reach the pad and where material can be staged.

Most people pick a metal roof for how long it lasts. Then they find out how much say they have in how it looks.

Profile, gauge, and color are three separate decisions, and each one changes the result. A 24 gauge panel is heavier than a 26 gauge panel. A standing seam profile hides its fasteners. An exposed fastener profile costs less and installs faster. Color sets the character of the whole building.

Landmark has installed all three across Southern Arizona.
• Bisbee City Hall: 8,000 square feet of 24 gauge Image II in Copper Penny
• A residence: 5,400 square feet of 20 inch standing seam in Ocean Blue
• Another residence: 1,600 square feet of 26 gauge Image II in Burnished Slate

Ask any general contractor what actually costs them money. It is rarely the price of the steel. It is the week the steel did not show up.

Schedule is where a metal building contractor either earns the next job or does not. Landmark has a record clients have put in writing.

L & L Manufactured Components rebuilt a saw building after a fire, on what their president called an unrealistic timetable. Landmark finished ahead of schedule. Butterfield RV Resort needed a 40 by 60 banquet hall by November 8 for an event on the 12th. They got the keys on November 5. Ewing's facilities director credited the design phase, budget awareness, and cost saving alternatives with keeping the project in range.

Eight full-time crews. A construction method that assembles much of the building on the ground, which cuts er****on time. Structural steel fabricated in house instead of waiting in someone else's queue.

Dates on a schedule should mean something.

More than a third of all Mexican produce entering the United States comes through Nogales. The heavy season runs roughly October through April. Which means the buildings that handle it have about two months left to be ready.

Cold storage and produce warehousing are unforgiving structures. Every square foot of envelope is a thermal problem. Dock configuration determines how many trucks turn per day. A roof leak is not a maintenance ticket, it is spoiled inventory. And along the I-19 corridor, the buildings have to do all of it while sitting in southern Arizona sun.
