THE MOLD HUNT | Case #104 🔦
Location: Lanham, MD (Rental Property)
The Call: A Property Manager called me out because a tenant "suspected" mold.
The Find: It wasn't just a suspicion. (Swipe to see the walls).

The Cause: 💀 The Exhaust Fan.
This is the #1 most common reason for mold growth in bathrooms.
I did a quick check and found the fan was completely non-functional. It looked fine, but it wasn't moving any air.
When humidity has nowhere to go, it settles on your walls. Then, this happens.

💡 PREVENT THIS:
If your fan does work, you have to use it right.
1. Turn it on before the shower.
2. Keep it on during the shower.
3. Leave it running for at least 20 minutes after to pull the moisture out.

Don't let your bathroom turn into a science experiment.

If your mold report doesn’t have an outdoor sample, it’s useless. 🚫

As a Property Manager, you rely on data to make expensive remediation decisions. But I see so many "air quality tests" that are practically worthless. Why? Because they lack a baseline.

Mold is everywhere. It is in the air right now. If a tester hands you a report saying you have 500 count/m³ of Aspergillus/Penicillium inside, is that bad?
• If the outdoor count is 100? Yes.
• If the outdoor count is 5,000? No, your filters are actually working.

A "Good" Mold Test Includes:
✅ An Outdoor Control Sample: To establish the baseline for that specific day and weather condition.
✅ Temperature & Humidity Data: Context for why mold might be growing.
✅ Chain of Custody: Proof the sample wasn't tampered with on the way to the lab.

A "Bad" Mold Test:
❌ Just one canister in the middle of a room with no comparison.
❌ DIY Petri dishes (these test for gravity, not air quality).
❌ A lab report with no written interpretation.

Don't let a bad test cost your owners thousands in unnecessary remediation—or lawsuits for missed issues.

PMs: What’s the craziest thing a "mold inspector" has ever told you? 👇

THE "FALSE NEGATIVE" TRAP 🛑 | Are You Relying on Bad Data? 🧪

I’m at an inspection today. Tenant is sick. The Property Manager—trying to do the right thing—shows me an asbestos test that says NEGATIVE. 📄❌

But look at these photos. Look at the 9x9 tiles. Look at that black mastic adhesive. 🧐

Here is the hard truth: I don't care what that piece of paper says—visually, this is presumptive ASBESTOS. We’ve got a flooded basement and crumbling tiles.
The "pro" test came back clean? Here is where Property Managers get burned:

◼️Bad Testing = Huge Liability. If the tester just scraped old wax and dust, they tested the dirt, not the tile. 🧹

◼️The "False Security" Risk. Relying on a flawed "Negative" report doesn't protect you from a lawsuit if the tenant gets sick. It just gives you a false sense of safety while the liability piles up. 🛡️⚠️

◼️Protect Your Asset. If you see broken 9x9s and black mastic, treat it like asbestos until proven otherwise by a competent lab.

The Bottom Line: Don't let a cheap test cost you thousands in remediation or legal fees later. Real protection requires real expertise. 👊

🏢 Property Managers: Is "Recurring Mold" draining your maintenance budget?

We recently received a call from a Property Manager in Baltimore City. A tenant reported suspected fungal growth in a townhome basement. We could have just treated the wall and left. But we knew the mold would come back in 3 months.

🔍 Our Investigation Found the Root Cause:
Upon inspection, we found high moisture readings (30%) in the rear masonry wall. The cause wasn't just humidity—it was exterior drainage.

1️⃣ The "Smoking Gun": The rear gutter system was disconnected and pooling water directly against the foundation (see top right photo).
2️⃣ The Contributing Factor: A minor dishwasher leak upstairs was adding moisture to the home (bottom right).

At G&C Environmental, we provide a full Remediation & Prevention Plan. We identify the source so you can fix the property for good.

⚠️ Case Study: The "Perfect Storm" for Mold ⚠️

We recently received a call about visible mold spots forming on a laundry closet ceiling. At first glance, it looked like a standard cleanup, but we knew we had to find the source.

The Investigation:
Once we pulled the washer and dryer out, the culprit was obvious. The dryer vent had completely disconnected from the back of the machine.

The Problem:
Because the vent was detached, the dryer was pumping hot, humid air directly into the closet every time it ran. To make matters worse, this closet had zero ventilation—a solid door (no louvers) and no pass-through vent above.

The Result:
High heat + High Humidity + No Airflow = A recipe for disaster and a hotbed for mold growth.

💡 The Lesson: If your washer/dryer is behind a solid door, ensure your venting is secure! We also highly recommend installing louvered doors or a pass-through vent to allow airflow. If you see mold spots starting to form, don't ignore them.
