Piering is the most common fix for a foundation that's settled unevenly, but the actual process surprises a lot of homeowners the first time they see it.

We drive steel piers, either push piers or helical piers depending on the soil, down to load-bearing soil below the reach of seasonal moisture. Once they're in place, a hydraulic jack system applies pressure to each pier independently, which lets us stabilize or lift different sections of the foundation with a lot of precision instead of forcing the whole house to move at once.

Which pier type makes sense comes down to the soil and how much weight needs support. Push piers work well for heavier structures where soil resistance helps drive them deeper. Helical piers are often the better fit for lighter loads or tighter access.

Here's a five-minute homeowner task for October.

1. Go find your sump pump and lift the float or pour a bucket of water into the pit.
2. If the pump kicks on and moves the water out, you're in good shape.
3. If it stays quiet or makes a strange noise, now is the time to find out, while the weather is on your side and not in the middle of a storm.

Once the leaves start coming down, gutters fill up fast. A clogged gutter overflows right at the roofline, and all that water lands in the soil directly against your foundation. Over a full season, that's a lot of water working against your basement walls.

Keeping gutters clear through the fall is one of the simplest things you can do for your foundation. While you're at it, check that your downspouts are carrying water well away from the house instead of dropping it at the wall.

Not every crack means a foundation problem. Vertical hairline cracks in drywall are usually just normal settling and don't need repair. What we actually watch for is different: cracks that run diagonally through brick or block, cracks that are wider at one end than the other, or a wall that's started to bow inward.

Those patterns point to pressure building against the wall from outside, usually from soil and water. Depending on how far it's progressed, the fix is typically one of a few things: an epoxy injection for a stable crack that's just letting water through, carbon fiber strapping to reinforce a wall showing early bowing, or steel wall anchors for more significant movement.

Concrete slabs settle for a simple reason: the soil underneath erodes or compacts unevenly over time, and the slab follows it down. That's why a sidewalk or driveway can look fine for years and then start sinking in one spot.

A settled slab that tilts toward your house sends rain and snowmelt at your foundation instead of away from it, and once winter hits, water sitting in the low spots and cracks freezes and expands. Concrete leveling, which involves pumping material underneath the slab to raise it back to grade, is usually quicker and more affordable than full replacement. Fall is a good window to get it done before the freeze and thaw cycle goes to work on it.

September is a good time to walk around your house and watch how water moves when it rains. Downspouts should carry water at least four to six feet away from your foundation, and the soil should slope away from your house, roughly six inches of drop over the first ten feet. Downspouts that stop at the wall, low spots, or soil that has settled over the years can all send water right back toward your home.

Good drainage does a lot of quiet work protecting a foundation. Small corrections now, like extending downspouts or regrading a low area, help your home head into the wet season in good shape.

If there's a bedroom in your basement, Kansas City building code requires an egress window, one large enough and low enough to the floor that someone could actually climb out in an emergency, and that firefighters could climb in.

It's not just a safety box to check. A properly sized egress window also brings real daylight and fresh air into a space that's usually the dimmest room in the house, which is part of why a lot of basement renovations include one even in rooms that aren't technically bedrooms.

Installing one means cutting a new opening in the foundation wall, which is why it's foundation work and not just a window swap. The opening has to be sized and reinforced correctly, or it creates a new problem instead of solving one.
