We’ve done thousands of attic walkthroughs. In the first 30 seconds, the same questions answer themselves.

Is there daylight coming through the eaves? Rodent entry.
Does the air smell different at floor level vs. shoulder height? Active moisture or contamination.

This Kirkland crawl space hadn’t been inspected in 47 years.

What we found: original fiberglass insulation falling from joists, v***r barrier torn in 12 places, active moisture intrusion through three foundation vents, evidence of at least two seasons of rodent activity.

What we left behind: 6-mil encapsulation barrier sealed at every seam, new joist insulation to current spec, resealed vents, dehumidifier installed.

The common knowledge: rodents try to enter homes in fall and winter, looking for warmth.

The PNW reality: dry Pacific summers push rodents to seek water sources inside homes starting in July. It’s a different mechanism — not warmth, but moisture.

We see more summer entry evidence in Renton, Kirkland, and Bellevue homes during July–August than any other two months.

The signs are subtle: gnaw marks near HVAC pipes, insulation disturbance around foundation vents, a smell that gets worse when the AC runs.
