The Crow Woods community is under construction! For this small-scale cooperative housing complex designed for an intentional community, HYBRID’s integrated develop-design-build process enabled all of the community’s goals to be met: affordability, accessibility, efficiency, flexibility, serenity, and proximity to nature.

HYBRID ASSEMBLY works in-house with the development & architecture studios to control costs from the project’s inception through completion. Tapping into our collective knowledge and experience ensures we can provide an efficient, affordable end product with beautifully executed details.

Because HYBRID was involved in every phase of the process, we were able to tailor the project during permitting and construction. Building it ourselves makes it easy to continue to customize and hone in the design for the end users. The close relationship between HYBRID’s real estate development, design and construction studios also enables us to experiment with new building systems and uphold the design integrity of the vision.

Crow Woods is a bespoke intentional community boasting 9 residences and shared amenities situated around a serene courtyard adorned with majestic evergreen trees and native plantings. These solar-ready homes are positioned to maximize exposure to sunlight and nature. Each living room opens to the outdoor community space via a private porch, and large windows and skylights capture Seattle’s precious sunshine.

HYBRID ARCHITECTURE sees housing is infrastructure for community-building and design as a tool for fostering interactions and shaping experiences, and Crow Woods is a prime example of this potential being harnessed.

Crow Woods offers fully independent & private 1- to 4-bedroom homes. Five of the nine units have a primary bedroom suite on the ground floor to allow for aging in place. Every member has access to a common house with a storage and great room equipped for hosting group meals, arts & crafts nights, or superbowl parties.

Specializing in flexible housing, we developed several strategies to meet this project’s financial and life-style goals. One tactic was to design a baseline structure and site plan to be permitted and built while the community assembles. As units pre-sell, buyers can customize their unit with add-ons which can be integrated into the construction plans as post-permit revisions during construction. This expedited the project by enabling us to begin construction while on-boarding community members.

HYBRID is pleased to introduce Crow Woods, a high concept, community-led cooperative housing development. Formerly nicknamed “Jane’s Co-Housing” and “Towering Trees”, the project was spearheaded by Jane Lester who then teamed up with Marjorie Design (project manager & co-housing consultant) to “create a vibrant and joyful neighborhood where she and her fellow residents could truly thrive.”

Enter HYBRID DEVELOPMENT, whose mission is to empower home owners with editorial control over the redevelopment of their neighborhoods. In this case, Jane brought us in as a consultant rather than a stakeholder. HYBRID helped her make the most of limited resources by putting together a development pro forma to forecast project costs, advising on construction financing, finding the right property, and producing marketing materials to attract potential members to the community.

The core of the project is a values-driven vision of community and collaboration which is quickly materialising into reality with 9 homes under construction. At the forefront of this intentional community initiative are ideals of social, ecological & financial sustainability, aging in place & adaptable spaces, and the natural support network that emerges when people come together with consolidated goals, interests, & resources.

Our innovative co-development financing model facilitates the pooling of resources, leveraging of professional expertise, process efficiencies and economies of scale to make healthy habitats and custom homes attainable to folks who might otherwise be priced out of their city.

The design team envisioned the house as a ship with a continuous deck around the perimeter that allowed large sliding glass doors off the living room to take in the scenery and open to the ravine. The house further engaged its surroundings with a generous patio and fire pit off the lower level den and rooftop deck to take in views of the distant lake and mountains. The upper level bedroom incorporates a flex space with moveable full-height wardrobes that allow the space to be reconfigured at-will by the homeowners. The design team realized early that the sloped lot would allow for the incorporation of an ADU with separate entrance and private exterior space. Once the initial building section was established, the team worked to make the lower level as flexible as possible for the future homeowners.​​​​​​​​​​​​​​​​​​Tackling a challenging lot meant taking on risk thoughtfully, a practice necessitated by the market‘s demand, while Hybrid‘s design ethos guided the firm in selling the home at a rate accessible for middle-class families in the city. By fully utilizing their unique and layered skill set, Hybrid was able to create three homes in the place of one without displacing the original residents and providing them with access to the equity of their home ownership.

The Hill House site would have been overlooked by a typical developer due to the steep topography but because of Hybrid‘s expertise as a designer and builder, the additional costs and construction hurdles were minimized from the beginning of the project. The slope offered challenges but also opportunities to engage creatively on multiple levels. The site is now able to offer incredible privacy and views to the forest below and beyond. With no neighbors to look in, the house could be as open and transparent as desired, a valued amenity in daylight-challenged Seattle.​​​​​​​​​​​​​​​​​​

On a steep lot that would have traditionally been deemed unbuildable, Hybrid designed and built Hill House: an adaptable single-family home featuring a wrap-around porch and unexpected privacy for an urban dwelling, not to mention amazing views of Seattle and the mountains beyond. The home includes an ADU on the lower level, as well as a flex space with moveable full-height wardrobes that allow the space to be reconfigured at-will by the homeowners.​​​​​​​​​​​​​​​​​​Engaging in socially responsible architecture is an integral part of Hybrid‘s philosophy of practice that's why for Hill House, the firm partnered with a longtime Seattle resident to turn their oversized lot into a total of three homes. Keeping the existing home, two additional lots were subdivided from the original parcel one lot went to building a custom home for the existing home owner and on the other, Hybrid designed, built, and developed the Hill House.

Steel Stacks in Plan:​​​​​​​​​The design of the massing was broken into two adjacent volumes, breaking the scale down into smaller ​​​​​​​​​structures that shift from north to south allowing each set of units to take advantage of additional light, view and fresh air at the corners. This shift in building mass preserves the open space between each adjacent neighbor, minimizing solar interference and building mass directly along the property line. Green space buffers all sides of the structure.

Each townhouse unit entry was carefully considered so that each unit has a distinct entry and unique identity accessed along a connecting pedestrian sidewalk that runs the length of the new development from the existing cafe patio on the west, to the parking area and trash courtyard along the alley on the east. This pedestrian street allows the units direct access to the neighborhood's amenities, system of sidewalks and city streets and also serves as the main organizational datum that all functions of the development relate to.

Steel Stacks:​​​​​​​​​A collection of Corten clad architectural dwellings in the heart of Delridge. The four townhomes offer flex spaces on the entry level with separate entrances allowing for Airbnb, home office, or Master Suite. The top level features the SkyRoom. A re-imaged roof deck with full height walls that enclose the space, creating an indoor / outdoor room complete with an AstroTurf lawn. An existing neighborhood café front’s Delridge Way, giving residents ease of access to a morning cup of coffee.​​​​​​​​​
Facades and material articulation were carefully considered so that all materials wrap the elevations to have a cohesive and unified design aesthetic. Windows are placed in such a way to provide privacy from neighboring structures while maintaining access to light and fresh air. Floor levels are creatively expressed through a change in material at the window opening allowing the window articulations to grow to break up the corten vertical panel skin that forms the top part of the development structure.

Faced with increasing land prices in Urban Areas, the Flex House works to ethically increase Density by building equity for young homeowners at an affordable cost. By implementing Adaptable Floor Plans, this Housing Typology provides relief income through rentable Mother-in-Law units, yet can also provide extra rooms for a growing family.​​​​​​​​​

Here is a look at the ground floor of the Mutual Life Building from the Seattle Office of Planning and Community Development call for ideas to convert existing downtown Office space into Residential housing. ​​​​​​​​​​​​​​​​​​The entry and north side of the building has been re-configured to allow for accessibility enhanced street activation. This wing includes a small commercial space for a coffee shop or café that spills into the new “public lobby”. Secured from the private building circulation, this space is envisioned to serve both the residents of the building and the community at large with art events, public outreach opportunities or public events. Private work suites and a conference room enhance mixed use opportunities while providing for longer hours of activity.

DESIGN FOR RESILIENCE - CO-LIVING IN PIONEER SQUARE​​​​​​​​​​​​​​​​​​Originally built in 1890 in the Romanesque Revival style popular in Seattle after the 1889 fire, the Mutual Life Insurance Company purchased the building in 1916 and added five floors. In 1983, Historic Seattle acquired the building and provided financing assistance for the rehabilitation of what was a very deteriorated building located on a prominent corner in Pioneer Square. The building itself sits on one of the most historic sites in the city; the original location of Henry Yesler’s cookhouse that served his sawmill in the early 1850s and was one of Seattle’s first community gathering spaces. The building has been through many renovations throughout the decades including a brief stint as studios in the 1960’s and then restored back into office in the 1980’s by the firms Hewitt/Daly/Isley and Olson/Walker Architects.

The project looks to make the units naturally affordable. Given the demand for affordable housing, there is an opportunity to use this style to address affordability, while also respecting the constraints related to an existing historic building. By respecting existing facades and reducing plumbing, the project reduces cost and increases affordability. Distributed shared bathrooms greatly reduce plumbing installation cost and increase floor area dedicated to private space. Communal kitchen, living and laundry facilities at each level provide opportunities for community interaction and give renewed meaning to the term neighbors.

The Seattle Office of Planning and Community Development sent out a call for ideas to convert existing downtown Office space into Residential housing. Here is a look at HYBRID’s First Place winning entry! ​​​​​​​​​​​​​​​​​​HYBRID’s submission looks to leverage existing under utilized building stock, to bring a model of Co-Living and residential density to pioneer square. Historically, Pioneer Square has contributed to Seattle's affordable housing stock through SRO (Single Room Occupancy) units. Hybrid felt that the introduction of a Co-Living prototype honored the area's past while reimagining affordable housing units in the 21st century. By respecting existing facades, revamping and expanding building services in place where possible the project focuses on reducing the typical construction costs that can afflict adaptive reuse projects. Combining dedicated private spaces with communal kitchen, living and laundry facilities at each level provide opportunities for community interaction and give renewed meaning to the term neighbors. Thank you for recognizing our work and thank you to our collaborators: Great Expectations, West and Wheeler, and Diamond Parking.

Individual co-living units are bathed in abundant natural light and ventilation from the existing large scale openings. Ceiling heights in excess of 10’ add to the sense of scale and permanence of these spaces. New interior materials are sym-pathetic to the historic character of the building while breathing fresh life to the building and offering opportunities for contemporary living. Each suite includes a small kitchenette for simple meal preparation and shares a bath with no more than two other residents.
