This is what years of water intrusion looks like up close.

Completely deteriorated framing, crumbling wood fiber, rust, black moisture staining. By the time damage reaches this stage it's been developing behind the exterior for years — invisible from the outside until something forces you to open the wall.

This is one of the most common things we find on Seattle homes. Water finds a gap — at a window, a transition, a failed flashing detail — and gets in. It has nowhere to go. Over time the framing breaks down exactly like this.

The frustrating part: the exterior often looks fine right up until the moment you start pulling things apart.

Clean lines don't happen by accident.

This corner on a Lake Washington waterfront build shows what precision exterior work actually looks like — dark horizontal cladding wrapping the corner without a single course out of alignment, standing seam metal roof integration sitting flush at the roofline, and a finished edge that looks like it couldn't have been any other way.

This is the result of every decision made correctly before the first piece of cladding went on — the framing, the air barrier, the insulation sequencing, the attachment details. When the foundation is right, the finish looks like this.

High-end waterfront homes in the Pacific Northwest demand this level of ex*****on. The weather doesn't forgive shortcuts, and neither do our clients.

That white panel on the right is a door being fitted to match the horizontal siding depth on the surrounding wall. The goal: when it's done, the door surround reads as a seamless part of the facade rather than something bolted onto it.

Our crew spent time at a recent management meeting walking through exactly how they're calibrating the depth to achieve that match on this Lake Washington waterfront build. Getting it right requires precision at every course — because even a few millimeters off throws the whole plane.

Nobody sees the work that goes into making something look effortless. That's what craftsmanship actually is.

Same house. Same address. Completely different home.

This Seattle exterior went from dated diagonal lap siding to a modern architectural statement — warm wood slat upper panels, dark composite cladding, large format windows, cantilevered overhang, and a balcony that actually belongs on the building.

Summer is the best time to fix your exterior — and most homeowners don't take advantage of it.

Here's why it matters: waterproofing, flashing, and rot repairs all perform better when installed in dry conditions. Adhesives cure properly. Materials seat correctly. Crews can work without stopping for rain. The window between now and October is when this work should happen — not after the first fall storm reveals a problem you didn't know you had.

This home in Magnolia is a good example of what a properly executed exterior looks like: Hardie plank siding, exposed cedar beam ceiling, large format windows with correct flashing integration, water view framing built into the design. Every detail matters — and every detail is easier to get right in summer.

This is what we found behind the stucco at a deck-to-wall transition.

The exterior looked fine. No obvious signs of failure from the outside. But once we opened it up, the damage told a different story — years of water finding its way in at the junction between the deck and the wall, with nowhere to go.

This is one of the most common failure points we see on Seattle homes. Deck-to-wall connections require proper flashing, waterproofing, and drainage details to perform long term. When those details are missing or fail, water infiltrates slowly — and by the time it shows up inside, the damage behind the wall is already extensive.

The plastic sheeting you see is us protecting the opening while repairs are underway.

This started as a flat roof nobody used.

Now it's the best seat in the house.

The before photo tells the whole story — a narrow, unused roof surface with no railing and nothing inviting about it. We rebuilt it from the substrate up: new cedar decking in a chevron pattern, white railings, and proper waterproofing underneath so the space holds up through Seattle winters.

The view was always there. It just needed the right build around it.
