Construction continues to advance at 4448 California in the heart of West Seattle.

On the exterior, the building is now fully clad and painted. The next major milestone is the removal of scaffolding, which will make way for the installation of exterior balconies, railings, and brick veneer. It’s exciting to see the project moving closer to its finished form and contributing to the future of the West Seattle Junction.

This seven-story, 88-unit mixed-use development near California Ave SW and SW Oregon St will feature three street-level commercial spaces, a boutique hotel on levels 2–4, and a mix of one-, two-, and three-bedroom residential units on levels 5–7.

Stay tuned as this transformation continues to take shape.

Last week, our Small Projects and Residential teams traded in their tools for hammers and anvils at in Seattle’s industrial district. After some , the crew got to work forging their own knives from scratch.

These two departments work side by side every day whether it’s drywall, painting, waterproofing, or jumping in wherever extra hands are needed. Strong teamwork on the job site starts with strong relationships off the clock, and this was a great reminder of how much these teams enjoy building together.

Before and afters of a full refresh for this lovely view home, perched on the Shoreline Heights!

A large, outdated fireplace structure was removed to create a roomy central open space as the home’s feature, connecting all separate spaces to an enlarged central living area, now featuring full-height vaulted ceilings with clean white exposed beams, all-new oak hardwood floors, and contemporary brushed-gold designer lighting throughout.

The kitchen facelift showcases rift-cut white oak paneling with matching oak-clad appliances integrated into the design. A huge island with a sitting area and a sink is the focal point of a spacious kitchen with flowing marble surfaces and backsplash.

All spaces rimmed with brand new, view-forward windows and full-light deck doors overlooking the Olympics and the full width of Puget Sound.

For this West Seattle kitchen remodel, our in-house electrical team installed custom 2” soffit downlights to highlight the cabinetry, sink, and primary workspace, paired with fully dimmable under-cabinet lighting for layered control throughout the room.

A few standout details:
- Appliance garage lighting with a magnetic switch that activates when opened.
- Custom metal shelving with six integrated lights creating a true focal point.

Progress continues at our Ravenna Triplex project in north Seattle.

PE-rock inspections are now complete, most exterior doors are installed, and drywall is officially up throughout the building. The team is moving into the mud and tape phase next as interior spaces begin to take their final shape.

Outside, additional site work will be resuming soon while we coordinate with our finishing trade partners as they prepare for their upcoming installations. It’s exciting to see this thoughtfully designed three-unit residence continue moving steadily toward completion.

This 5,300 sq. ft. site is being transformed from a single-family home into a custom three-story triplex designed to support comfortable, connected multi-family living.
