Before starting STS, Craig Haveson asked homeowners what frustrated them most about working with construction companies. One answer came up again and again: contractors didn’t show up when they said they would.

So we built STS around a simple principle: Be where we’re supposed to be, when we’re supposed to be there.

STS previously completed work at the Cogir Assisted Living building. We are back for phase two of the project, renovating the common areas at the Cogir buildings.

The team has mobilized and started working on the Independent Living building first.

Demo work in the common areas has started, and framing of the new walls has started.
Electrical work has started, wiring in new outlets and lights.
Plumbing rough-in has also started.
Framing will continue to finish off the IL building with framing.
All the flooring has been demoed and replaced with Ram Board for now.

Great work starts with great people, and we’re proud to have a team with so many years of experience, dedication, and commitment to STS. Today, we’re recognizing five team members celebrating milestone anniversaries this month:

JC — 15 Years
One of our rockstar multifamily superintendents, JC is currently leading our 4448 California project in West Seattle. Quiet and laid-back by nature, JC runs a tight ship and brings steady leadership to every project. We’re grateful for everything he has contributed over the past 15 years. Congratulations, JC!

Paul — 15 Years
As our Residential General Manager, Paul brings years of experience and leadership to the STS team—along with plenty of quick wit and humor. He skillfully balances keeping our residential team moving with his unofficial role as office prankster, making every day a little more interesting. 15 years sure fly by when you’re having fun! We’re grateful to have you on the STS team, Paul, and look forward to many more years together.

Mark S — 10 Years
Our energetic and endlessly positive Senior Estimator, Mark is well-liked by colleagues and clients alike. We’re grateful to have him leading our estimating department. Outside of work, Mark is a gardener, CrossFit enthusiast, and former member of the U.S. Army. Congratulations on 10 years, Mark!

Pete — 5 Years
Our electrical department wouldn’t be where it is today without Pete’s guidance and leadership. Whether he’s handling administrative work for his team or out in the field, he plays an important role in keeping things moving. When he’s off the clock, this avid snowboarder might just be somewhere on a mountain in Japan. Congrats on five years, Pete!

After 25 years of building and remodeling in West Seattle, we’ve worked on kitchens of all shapes, sizes, and styles, helping homeowners create spaces that work better for everyday life while adding lasting value to their homes.

This extensive whole-home renovation and addition transformed a West Seattle home into a larger, more functional space designed for modern family living.

The project included a rear home addition along with expanded upper-level additions on both the left and right sides of the home, significantly increasing the overall footprint and livability.

Exterior upgrades to the south and east elevations, windows, siding, and exterior paint, gave the home a refreshed, cohesive appearance.

Inside, the basement was fully finished to create a versatile living space featuring a new bathroom, office, bedroom/exercise room, wet bar, large playroom, and laundry room.

On the main level, the kitchen was expanded and completely remodeled with new cabinetry, countertops, appliances, and finishes, along with a butler’s pantry, an updated main bathroom, and a new mudroom.

New and refinished hardwood flooring was installed throughout the main floor, while updated cabinetry, tile, countertops, and paint brought a consistent, elevated finish throughout the home.

The upper level included a remodeled bathroom, an expanded sunroom converted into a new bedroom, and two walk-in closets in the primary suite.

A new heating and cooling system was also installed to improve comfort and efficiency on the top floor.

There’s no better compliment than a client who can’t wait to work with us again.

This West Seattle deck, sunroom, and patio remodel was about more than creating a beautiful outdoor living space. It was about building a space that performs for decades in the Pacific Northwest climate.

From a new grade-beam foundation and nearly four dozen pilings to a fully integrated waterproof deck system, every detail was designed to protect the home while creating a seamless connection between the indoors and outdoors. A new 4-panel accordion door and oversized picture window now frame sweeping Cascade views, filling the home with natural light and opening the remodeled sunroom directly to the new deck.

Our team is making steady progress on this project: the weather-resistant barrier (WRB), rot repairs, and insulation are finalized. They are now gearing up for siding, sheetrock installation, and interior trim work.

The original plan was to reclad this beloved community gathering place with new cementitious siding, reconfigure the windows to bring in more natural light, and install new full-light entry doors with an ADA-compliant ramp to create a more welcoming connection to the courtyard.

But once we opened the walls, we uncovered extensive moisture damage that had compromised the building’s structural framing. Our team shifted gears immediately, repairing and reinforcing the structure to protect it from the Pacific Northwest weather for generations to come.

Behind-the-scenes at our Mercer Island home transformation!

This beautiful Mercer Island Neo-Classic lakeside manor received an expansive renovation that transformed the way the home lives, entertains, and connects with its incredible waterfront setting.

The kitchen entry from the garage was expanded into a highly functional custom mudroom, while the primary bathroom was completely reimagined with handcrafted tile, a luxurious “his and hers” walk-in shower, a custom jetted soaking tub, and bespoke cabinetry throughout.

The lower level gained several hundred square feet, creating a more spacious guest suite and a new custom bathroom with lakeside access. A substantial structural addition also transformed the lower-level living room, making room for a dramatic folding glide-back window wall that opens the home to the backyard sanctuary, private dock, and breathtaking lake views.

Custom millwork, beautifully renovated bathrooms, integrated Wi-Fi and sound systems, upgraded lighting, and countless finishing details complete a home that is as functional as it is timeless.

From demolition and framing to the final reveal, this transformation showcases what thoughtful design, skilled craftsmanship, and attention to detail can accomplish.

Progress update on the seven-story, 88-unit apartment building located near the intersection of California Ave SW and SW Oregon St:

The building features three commercial spaces at street level, a boutique hotel on levels 2–4, and a mix of one-, two-, and three-bedroom residential units on levels 5–7.

Exterior progress: We are continuing work on the west exterior elevation, the main façade facing California Ave. We are installing the wall substructure to support the ceramic tile and brick veneer. On the roof patio, the pavers are nearly complete, and the posts for the glass railing are in place.

Interior progress: Levels 5, 6, and 7 are ready for the final coat of paint, and we continue to work through the construction punch list on levels 1 through 4.
