A commercial roof usually has more than one trade working on it over its lifetime. Things like HVAC replacements, electrical work, plumbing, solar, equipment changes and previous roof repairs can all affect the roofing system. That means the work around curbs, penetrations and equipment matters just as much as the roof membrane itself. When equipment gets changed, the roof has to be properly tied back in around it. Commercial roofs are systems, and every modification becomes part of that system.

Rain has a way of finding weak spots. If water showed up inside today or this past week, take a few photos before you clean everything up.
Photograph where the water appeared, any staining around it, and roughly when you first noticed it. That information can help when we start tracing where the water actually entered the roofing system.
And please stay off a wet roof. We can inspect it when conditions are safe.

During tear-off on this roof, we found multiple areas of damaged decking and previous repairs that needed to be addressed before moving forward with the new roof.
Once the old material is removed, the decking is checked and any sections that are deteriorated or no longer providing a solid substrate are replaced before the new system is installed.
With more rain moving through the Houston area this week, existing weak points can start showing themselves fast. If you’ve noticed a leak, water staining, or anything that changed after the recent weather, it’s worth having it checked before more water gets in.

12PM Tuesday Edouard Update
The tropical storm is in the process of making landfall near the Texas-Louisiana border as an eyewall is attempting to form. That's the curved red area you see on radar near the rain-free center. This is where strong wind gusts over 65 mph are likely occurring. Lighting is also developing again in the eyewall, and this means it is attempting to strengthen further ahead of landfall.

Edouard has developed a tightly wound core, so it's going to pack some strong winds into Cameron Parish, Louisiana and Jefferson County on the Texas side of the border. Some of those stronger wind gusts will thing move into parts of Liberty and Hardin counties later this afternoon.

Meanwhile, the heaviest core rains will likely miss Houston just off the east unless it wobbles westward ahead of landfall.

This will be dumping some serious tropical rains around the core this afternoon through tomorrow morning, so use extreme caution and stay weather aware if you live, work, or play east of I-45.

A tree limb doesn’t have to go through your roof to cause damage!

Even if everything looks okay from the ground, an impact can damage shingles, flashing, or the decking underneath.

If a limb comes down on your roof:
• Stay off the roof and check ceilings and the attic for signs of water
• Take photos from the ground if you can do so safely
• Have the roof inspected once the area is safe

Sometimes you don’t know exactly what’s underneath a roof until the shingles come off. This is rotted roof decking uncovered during tear-off.
Installing a new roofing system over compromised wood isn’t the answer. Damaged decking has to be identified and addressed so the new roof has a solid surface underneath it.
This is also why photos during a build matter. Homeowners should be able to see what was found and what was repaired before the new roofing materials covered everything back up.
