Incorrect tile installation isn’t always obvious — until you know what to look for.

In this video the critical issue is the tile overlap is far too short. Industry standard requires a minimum of 3 inches of overlap. When it’s less than that, the nail holes become exposed — exactly what you can see here.

Exposed nail holes create a direct path for water to get under the tiles. Over time, that leads to:
• Leaks
• Wood rot
• Compromised underlayment
• Costly repairs that could have been avoided

Proper overlap is one of the fundamentals of a long-lasting, weather-resistant tile roof — especially important here in Arizona with our intense sun and monsoon storms.

If your roof was installed (or repaired) by someone else and you’re not sure it was done correctly, it’s worth having a professional take a look.

AC condenser lines (condensate drain lines) disconnect more often than people realize…
