The honest truth about new construction vs. resale β from someone who's been building homes for over 40 years.
Buying resale can be a great choice - especially if it maps to factors you're specifically looking for. But it comes with things people don't always account for up front.
When you buy resale, you're inheriting someone else's deferred maintenance. The furnace that's 15 years old. The roof that was patched, not replaced. The windows that are technically fine but not efficient. The layout that worked for someone else's family β not yours. Or in drastic scenarios, potential wood rot or mold issues.
When you buy new construction from a builder you trust, you know exactly what you're getting. Brand-new mechanical systems. A home built to current code. A warranty behind the work. Finishes you actually had a say in.
We've watched people choose resale thinking they'd save money β and then spend that savings (and more) on repairs within the first two years.
Don't get us wrong, we're not saying new is always the answer - especially if the house you found is in great condition, it has the things you're looking for, and is in a place you want to be in. But what we are saying is: compare the full cost, not just the sticker price.
