This Mother’s Day, we’re honoring all those who make a house feel like home.

The people who fill spaces — big or small, new or old — with love, security, warmth, and belonging for family, friends, and neighbors alike.

The feeling of “being home” is hard to define, yet instantly recognizable. It’s comfort. It’s welcome. It's acceptance. It’s knowing you are cared for and welcome at the door and the table.

As builders, we’re reminded that homes are never just structures. They are the setting for everyday life, memories, traditions, and connection and challenges.

As Christopher Alexander wrote:

“When you build a thing you cannot merely build that thing in isolation, but must also repair the world around it, and within it, so that the larger world at that one place becomes more coherent, and more whole.”

To all the mothers, caregivers, and kind souls who build and grow that feeling of home for others every day — thank you.

Fire safety isn’t complicated—but it is often overlooked.

Two of the most important protections in any home:
Smoke & CO detection and fire extinguishers.

Here’s what matters:

• Smoke & CO alarms:
– Inside every bedroom
– Outside sleeping areas
– On every level of the home
– Interconnected whenever possible
– Combination units can provide both smoke and carbon monoxide protection

• Fire extinguishers:
– In the kitchen (but not right next to the stove)
– In the garage or workshop
– Near mechanical rooms
– Easily accessible—not buried in a cabinet

And it’s worth noting—
there are newer options available:

• Sealed 10-year battery smoke/CO units
• Smart/interconnected detectors for whole-home alerts
• Compact, easy-to-use extinguishers
• Clean-agent extinguishers that leave less residue

These aren’t upgrades—they’re essentials.

A small investment in the right placement and equipment can make a life-saving difference.

Thinking about buying a "flipped" house?

Look past the finishes.

Fresh paint, new flooring, and updated fixtures can make a home feel move-in ready—but they don’t tell you what’s behind the walls.

Here are a few areas worth a closer look:

• Electrical: Updated fixtures don’t mean updated wiring
• Plumbing: New fixtures don’t indicate function or reliability of plumbing
• Structure: Removed walls or added openings should be properly supported and permitted
• Water management: Roof, flashing, grading, and drainage matter more than interior finishes
• Basements & crawl spaces: Often where shortcuts begin to tell a story

And in New York, it’s important to understand that you are in a "Buyer Beware" state.

Sellers are not required to disclose everything—and in many cases, they don’t.

Home inspections are valuable, but inspection agreements often limit liability to the cost of the inspection itself.

That means if something is missed, your financial recourse may be minimal.
It’s also worth noting—permits are not always part of the process.

In some cases, work may be completed under homeowner exemptions, which can allow projects to move forward without the same level of oversight or inspection.

The goal of a flip is often to maximize return on investment—which doesn’t always align with long-term quality.

As a result, work may not have been inspected, and what appears new may only be new on the surface.

Once you close, the responsibility becomes yours.

Not all flipped homes are done poorly—but many are done quickly.

The difference is in what you don’t immediately see.

Ask better questions. Bring in experienced eyes. Take your time.

Because once you own it—you own all of it.
