Happened to be standing in a clients foyer talking about insulation boundaries and the like, I turned on the thermal camera just to help illustrate a point I was discussing. I pointed it at the front door and found a crystal clear example of heat transfer at work for the client to observe. I jumped up into the attic to confirm what I already knew.

They were quite interested and thankful for the lesson, so I figured I'd share it.

Walking up, it looks like the unit was charred from a fire.....but i knew immediately what I was looking at.

And it's been this way for quite some time.

At this point the machine/curb is a total loss and indoor air quality is low....a full replacement will be needed to rectify the issues.

Shame too, since my services cost far less than the full machine replacement and potential negative customer feedback......

Recent building diagnostic conducted on a two story 1976 residence. Clients were having difficulty controlling temperature and humidity levels, they were getting a lot of sweating on devices, trim warping and ceiling/wall spotting on the second floor.

Interior temperature and humidity levels rose sharply as you walked up the interior stairs to the second story. Immediately visible was signs of significant air infiltration coming from the attic. The two stage HVAC system was running constantly to achieve 75 interior set point. According to the thermostat the internal temperature at visit time was 78. The amount of humid dirty air streaking across the ceiling also gave way to the potential under ventilation of the attic space above. Inspection day was mild and windy, about 63%RH outside.....yet the vented attic space was found at 80%RH throughout. I spent a good deal of time inside the attic and never felt any breeze indicating decent ventilation.

Moisture accumulation was forming in many places due to elevated internal conditions. The under vented attic is expelling into the conditioned space causing the AC system to run constantly. The structures integrity is failing where the attic air is meeting the AC system air. Indoor air quality, though not sampled......was sure to be suffering.

A full upper level remediation was ultimately recommended to address all issues in one motion. Spot fixes would surely rival the cost of the broad brush approach.

Large multiple story home on a beachfront lot with temperature and humidity issues, client was also noticing contaminate growth inside the living space. Home was under a comprehensive remodel over the last six weeks. Speculation by both client and their GC was failures with the homes AC systems.

The lower temperatures we've had here together with super high humidity over the past few weeks have been loading this house up. The missing areas of air barrier and insulation from remodel construction (stalled due to weather) are allowing humid outdoor air to just flow right into the home. The variable speed two stage air conditioners are actually doing their job trying to cater to these massive additional loads, but are at the same time causing the entire duct systems to sweat a light rain.

The diagnosis was to phase the 3 areas of construction and target one at a time. Temporary air barriers and dehumidification put in place for future phases as well as raising the homes AC temperature and humidity thresholds reduced all duct sweating by 100% after 24hrs.

In the newly phased approach, each phase will receive all new R8 anti microbial ductwork, air sealed at all connections and sealing of drywall and AC register box interfaces. New drywall, finishing and attic floor insulation will be reapplied to R38 and repair to radiant barrier system.

Post construction, this place will be good to go
