Palmer Ranch East has advanced through Sarasota County with plans for up to 5,702 homes and approximately 1.48 million square feet of nonresidential space across 2,351 acres. The project is expected to unfold over 20 years, with state review still ahead and construction years away.

What does that mean for buyers and developers? New communities will bring opportunity, but infill lots closer to Sarasota, Bradenton, and the coast are finite. A waterfront lot may look like the perfect place to build, but the view is only the beginning!

Before buying land in Sarasota, Bradenton, Longboat Key, or surrounding areas, buyers should understand four key site factors:

• Base Flood Elevation: This can influence the finished floor height, foundation system, stairs, mechanical equipment, and overall construction cost.

• Coastal Construction Control Line: Where applicable, this may affect setbacks, permitting, and how close you can build to the shoreline.

• Setbacks and Easements: Zoning rules, drainage easements, utilities, seawalls, and property lines all shape the buildable envelope.

• Site Conditions: Soil, access, environmental considerations, elevation work, and permitting can add both cost and time to the project.

The important question is not simply, “Is this lot waterfront?” It is, “What can legally and practically fit here?”

A survey, site-specific elevation review, zoning check, and early permitting discussion can reveal the real project before you commit to the land. Every lot is different, so careful due diligence matters!

We are approaching our final steps on this beautiful home! Cabinets are just about done, lighting fixtures are in, balony railings and stairs are done! We've got some flooring and a few finishing touches and we're done!

A smoothing out of both the interior and exterior! Siding is primed and cabinets are starting constrution. While the back might look a bit chaotic, we have a great plan for it's outcome! We are super excited to keep sharing more updates with this build!

Coastal Sarasota buyers: the clock is moving on Florida’s Building Code!

Florida’s 9th Edition Building Code takes effect for permits pulled January 1, 2027, and later. For many properties within 5 miles of tidal water: including much of Sarasota, Longboat Key, Siesta Key, Anna Maria, and Venice: that means a 160 mph impact-resistant envelope and stricter wind-borne debris protection requirements.

If you’re planning a new home, pulling your permit by December 31, 2026, may allow your project to remain under the current 8th Edition requirements. That is not a reason to rush the design: it is a reason to start now!

At Elysian Homes, our design-build team can help coordinate your design, engineering, documentation, and permitting process so your plans are ready for review before year-end. Every property is different, and requirements should be confirmed with the local building department.
