California’s Balcony Inspection Laws: What Property Owners Need to Know
California’s balcony safety laws — SB 721 for rental properties and SB 326 for HOAs and condominiums — are now in full force throughout Sonoma County and Marin County. These laws require inspections of balconies, decks, walkways, and other elevated structures to ensure they are structurally sound and free from hidden dry rot or moisture intrusion.
For SB 721, all multi-family rental buildings (3+ units) must complete their first inspection by January 1, 2026.
For SB 326, HOA and condo inspections follow a nine-year cycle, with many associations now navigating repair requirements from their reports.
