What Could an ADU Add to Your Life?

Sometimes the space you need may be closer than you think.

An Accessory Dwelling Unit (ADU) can transform an unused portion of your property into something that adds real value to your home—and to your life.
It could become a comfortable place for Mom or Dad to live nearby while still maintaining their independence. A private home office where you can finally separate work from home. A music or art studio. A welcoming space for visiting family and friends. Or a rental that creates an additional source of monthly income.

And as life changes, the purpose of that space can change with you.

An ADU can provide:

Additional rental income

A home office

A music, art, or creative studio

A private home for aging parents

Guest accommodations

Housing for an adult child

More independence for multigenerational families
Added functionality and potential value to your property.

You already have the property. Maybe it’s time to discover what else you can do with it.

Thinking about building an ADU? Let’s talk about what’s possible.

That small crack in your siding is often just the tip of the iceberg. 🌧️

In Sonoma County, our mix of wet winters and foggy mornings traps moisture behind siding, creating a perfect environment for dry rot. By the time you see a soft spot, the damage has likely already reached your wall studs and sheathing. This is the Iceberg Effect.

⚠️ Avoid the caulk and paint trap! Patching over rot seals moisture in, accelerating the damage and doubling your future costs.

Plus, rotted wood is a serious liability in wildfire-prone areas. Upgrading to fiber cement improves wildfire home hardening right here in Sonoma County. 🛡️

Handyman or General Contractor: Who should you call? 🛠️🤔

We know how it goes with home repairs—sometimes a "simple fix" turns into a much bigger project. A soft deck board might reveal dry rot, or a bathroom update might uncover hidden water damage (especially in our older Sonoma County homes!).

So, how do you know who to hire? Here is a quick guide:

🧰 Call a Handyman when: You have small, straightforward, and self-contained repairs. (Think basic patch jobs, swapping out a fixture, or minor maintenance).

🏗️ Call a General Contractor (GC) when: Your project is complex, requires multiple steps or trades (like electrical and plumbing), involves structural changes, or has the potential to uncover hidden issues like moisture damage.

The Importance of Pulling a Permit — Protecting Your Home, Your Investment, and Your Peace of Mind

There are many reasons why pulling a permit—when required—is one of the most important steps in any remodeling project.

And yet… it’s often the step people try to skip.

Let’s look at this from both sides: the contractor’s perspective and the homeowner’s perspective.

From a Contractor’s Perspective
In most jurisdictions, permits are required when a project involves:

Changing the footprint of a space
Moving or modifying electrical systems
Altering plumbing systems
Structural changes of any kind —

When a contractor chooses not to pull a required permit, they are exposing themselves—and the homeowner—to significant liability.
A permit is more than paperwork.
It is third-party oversight.

When a building inspector signs off on a project, it validates that the work meets current building codes and safety standards. It’s an extra layer of protection that ensures the work isn’t just “done,” but done correctly.

Contractors who avoid permits are often trying to:
Cut corners
Avoid scrutiny
Or move faster at the expense of quality and compliance
None of those benefit the homeowner.

From a Homeowner’s Perspective
As a homeowner, a permit serves as a built-in system of checks and balances.

It provides you with an independent set of eyes—someone who is not financially tied to the project—ensuring that:
Work is completed safely
Code requirements are met
Potential issues are caught early —

In many ways, a permit is one of the least expensive forms of insurance you can buy during a remodel.
For a relatively small cost, you gain:

Oversight
Documentation
Accountability
And most importantly… peace of mind.
