Workbench

Workbench Design. Develop. Build. Workbench is a concept to completion building studio focused on creating missing middle infill housing. Let's get to work, together.

We manage every detail of your building project: feasibility studies, property development, architectural design, general contracting, and construction management. From multi-family housing to single family homes, accessory dwelling units (ADUs), mixed-use community spaces, and commercial tenant improvements, Workbench works better. Every great build starts with a great design.

🍂 Fall in Santa Cruz means something new is taking root.

As the season shifts, so does the work of building homes for the people who make this place home — the working families and longtime locals who keep our community whole.

The SC Housing Catalyst Fund exists for exactly that: turning investment into real, permanent housing right here on the Central Coast.

Why fall? It's when a lot of us take stock — reviewing where the year's money went, where it's going, and where we want to make a difference before the year closes. If housing is on that list, we'd love to be in the conversation. This is a chance to put resources into something local and lasting.

This isn't investing in the abstract. It's investing in a neighbor's front door. 🏡

Want to learn how it works? Let's talk. 👇

We're always looking at upcoming legislation related to housing and the 21st Century ROAD to Housing Act is a collection of many small steps 💪

Even so, it is the most significant housing legislation by the federal government in several decades. Many parties are hoping, and planning, to help make this just a first step to improve and make more meaningful national housing policy 🏡

The new law won't change much for our work in the short term. But over time, we expect a few pieces to help: the single-stairway building code, funding for local zoning reform in places already succeeding at building housing, and fewer bureaucratic roadblocks in federal programs and rules 🚧

As California has been doing for a decade, it's great to see steps being taken at the federal level to start reducing the unnecessary parts of overhead and development costs.

July is often vacation time for all of us here at Workbench, and last month we reveled in it! ☀️

The kids are out of school, the sun is shining, and we're taking the opportunity to slow down and recenter. This summer our team went all over the world 🌎 From New York, to Belgium, to Colorado, to camping right here in California - we went where the wind took us 🍃 Check out these pics of our travels where we were inspired by good food, peaceful nature, gorgeous architecture, and the joy of spending time with our loved ones 😎

We hope you took some time to relax and reset like we did. We're back and more energized than ever to jump into the fall feet first! ✏️🍂

We are excited to publicly announce the first phase of our newest project - Bright Plaza! We have officially submitted our SB330 Pre-Application and are looking forward to next steps.

The early concepts for this project feature 280 units of housing in one of Santa Cruz's premier neighborhoods. Our team is actively exploring partnerships with senior and affordable housing developers to determine the best route for this location. Santa Cruz's Seabright/Midtown neighborhood is home to many local treasures. Just blocks from the beach, the area hosts local favorites like the Roller Palladium, Horsnyder’s, local music venue and bar The Crepe Place, the historic Rio Theatre, along with fantastic boutiques, local restaurants, grocery stores, and breweries.

Our SB330 Pre-App renderings and elevations show massing only. We do this intentionally because Pre-App process helps us fast track a community meeting and locks in our development standard timelines. From here we dig in deep on design and coordination with our subconsultants, the City and the Community.

Stay tuned for design updates and information on an upcoming community meeting!

🚨 The third and final installment of The Infill Insiders🎙️density calculation series is live now!

In this episode Sibley Simon and guest Clay Toombs cover alternative density calculation methods — additional state law pathways that may yield even more units than either units-per-acre or form-based density, but come with other strings attached. Episode 6 completes the full picture of how to calculate the density a developer can legally build in California as of 2026 🔨

🏳️‍🌈 Happy Pride Month! 🏳️‍🌈

Housing is for everyone — no exceptions. Safe, stable housing is a human right, and that means ensuring ALL of our neighbors, friends, and family have a place to call home.

We celebrate and stand with the LGBTQ+ community this month, today, and every day. Every person deserves to feel seen, supported, and surrounded by love — in their community and in their home.

Love is love. Housing is for everyone. 🏠❤️

Neighborhood Infill with Pre-Designed ADU Plans: How We Helped a Santa Cruz County Homeowner Unlock Their Property's Potential

When a homeowner in Santa Cruz County came to us looking to add density and long-term value to their property, we knew our pre-designed ADU plans could get them there — faster and more affordably than a fully custom process.

The goal was straightforward: place two new homes on the lot beautifully without full custom architectural design. The challenge, as always, was making sure those homes felt intentional on the site — not like catalog plans dropped onto a map.

Our design team worked closely with the client to select two models from our library of 30+ pre-designed ADU floorplans, then carefully adapted each one to respond to the specific conditions of their lot — orientation, setbacks, access, and the character of the surrounding neighborhood. Pre-designed doesn't mean one-size-fits-all. It means the engineering, code compliance, and core livability questions have already been solved, freeing us to focus on site-specific design decisions that make the project feel like it belongs.

The result: Cohesive site design with two beautiful homes that add meaningful density and value — with a streamlined approval timeline and real savings on design costs.

This is the kind of work we're scaling across California. Our pre-designed plans have been pre-approved in multiple jurisdictions, and we're actively partnering with cities and counties to expand these programs so more homeowners can take advantage of state ADU laws without starting from scratch. In some instances owners can even split a lot using SB9 and create a main home, an ADU and a Junior ADU on both for a total of six homes on two lots!

If you're a homeowner curious about what's possible on your lot, or a jurisdiction interested in bringing a pre-approved ADU catalog to your community, we'd love to talk.

California's housing shortage isn't a mystery. It's a funding gap.

Everyone knows we need more housing. Fewer people understand where the bottleneck actually is. It's the earliest stage—acquisition and entitlement—where risk feels too high and the timeline feels too uncertain. But, with the right expertise that's where the most opportunity lies.

At Workbench, we acquire infill sites in Santa Cruz County and the Bay Area, navigate California's complex housing laws, and entitle multifamily projects. Then we recapitalize—and our investors see returns.

We've been doing this for 8+ years. We've met every investor interest obligation. And we now have 1,700+ units in our development pipeline.

The SC Housing Catalyst Fund gives accredited investors access to this stage:
• 20–25% target returns
• 15% preferred to LPs
• Short hold periods (2–4 years)
• $25K minimum
• Exposure across multiple projects

Times of uncertainty are the right time to build pipeline. When conditions shift, the developers with entitled, shovel-ready projects get their projects built.

If you're an accredited investor looking for real asset exposure with strong return potential, let's connect. Message us and we'd be glad to share more details.
