Utility Room Design: Maximizing Space & Functionality. A frequent question we get is how to make the most out of a home's utility room. In a recent New Braunfels build, we were able to pack a lot of functionality into a single space. This utility room features a water filter, water heater, a washer and dryer area, and even an electrical panel. The homeowners also requested a space for an ice machine, complete with water lines and a drain. To add even more functionality to this gable house, we included an extra attic access point for additional storage. Custom Pantry Design Ideas: Built-In Chest Freezer Storage. When designing a custom pantry, many homeowners ask how to maximize storage without sacrificing convenience. One of the best solutions we have seen recently is building a dedicated space for a chest freezer right in the pantry. In a recent build we completed in New Braunfels, the homeowners designed their own shelving layout to include a custom spot specifically for their freezer. This brilliant idea means you no longer have to make extra trips out to the garage to grab frozen items. We worked with them to ensure the custom shelving provided maximum storage space while accommodating the appliance. Today, our team is replacing some massive three-by-six-foot windows, and the difference is huge. We start by removing the exterior trim to carefully pull the old units out. Because the new windows are thicker than the original thin glass, we must trim away some interior drywall to ensure a proper fit. We set the new double-pane insulated window; verify it functions properly, secure it in place, and install new trim.
These modern units will provide much better insulation for the entire building.

Currently we are working with the Greater San Marcos Youth Council on a project that we are replacing worn-out features to completely refresh the space.
We patched and retextured the walls for a uniform finish and installed dimmable LED recessed lighting.
We also took the bathrooms down to the studs, built new privacy partition walls, and installed fresh tile, quartz countertops, and new mirrors.
The laundry room area needed an additional washing machine and dryer so we added 20 square feet to fix the bottleneck caused by having just one washer and dryer.
Finally, we updated the building with new exterior doors and fresh interior paint.

When clients ask about our main goals on institutional remodels, my answer is always the same: safety and site management. Delivering a high-quality finish is the standard, but how we execute the project is often more important than the construction itself.
In active facilities, we must carefully navigate around staff and visitors. This requires dust control and carefully selecting our building products. For this nonprofit project, we teamed up with McCoy's to install upgraded MI windows. We swapped out their old single-pane glass for modern, double-pane, insulated, and impact-rated units. Not only are these new windows incredibly energy-efficient, but they are also built to withstand heavy wear and tear for years to come.

When we remodel a facility like the Greater San Marcos Youth Council, our goal always goes beyond basic functionality. We like to design for comfort and care.
These facilities serve as temporary housing for children and teenagers going through difficult transitions and it’s incredibly important that the space feels like a true home, not a sterile or institutional building.

One of the most common questions we receive is how long a commercial window replacement project takes from start to finish. For our latest project, the entire process took about three to four months to come together.
The project originated during a walkthrough of a recently completed remodel with the facility's administrator. Here is a quick breakdown of what that four-month timeline included:
Negotiating: We first had to work through the standard negotiating process to finalize the project details.
