Success Story: From Backyard Shed to Rental-Ready ADU ✨

For this San Diego homeowner, the goal was simple: turn underused backyard space into a private, rental-ready ADU without losing storage, outdoor space, or privacy.

The Challenge:
The site required careful planning around several constraints: a 6-foot rear utility easement, the need for dedicated homeowner storage, privacy from the main residence, independent rental access, and keeping the backyard functional rather than overbuilt.

The Solution:
Urbatect designed and permitted a 499 sq. ft. detached 1-bedroom, 1-bathroom ADU with a 100 sq. ft. dedicated storage area and an 80 sq. ft. private patio. The final layout placed the ADU within the buildable area, preserved open yard space, and created a private circulation path for the rental unit.

Inside, every square foot was planned with purpose: open living, dining, and kitchen space, a private bedroom, washer/dryer closet, utility closet, built-in storage opportunities, and a patio connection for everyday comfort.

The Result:
A compact backyard became a rental-ready ADU setup that balances value, privacy, storage, and livability.

This project features a 463 sq. ft. attached studio ADU with a living area, kitchen, bath, and sleeping space designed to maximize functionality within a compact footprint. To further enhance usability, the design also includes a 250 sq. ft. unfinished storage loft, creating additional space without overbuilding.

The project also adds a 256 sq. ft. balcony extension to the main dwelling, improving outdoor connection and overall livability for the property.

With a bachelor’s degree in architecture and over 15 years of experience in the construction industry, Christopher brings strong technical knowledge and hands-on expertise to every project. He plays a key role in managing the permitting process, coordinating with local jurisdictions, tracking construction documents for faster approvals, and supporting project management during the construction phase to keep everything moving smoothly.

Legalizing an unpermitted ADU in California doesn’t have to be complicated.

In most cases, the process involves reviewing the existing unit, preparing as-built drawings, identifying code issues, submitting permit plans, and completing any required corrections.

California AB 2533 may help homeowners legalize certain unpermitted ADUs and JADUs built before January 1, 2020, while focusing primarily on correcting health and safety issues. It also limits permit denials and encourages homeowners to come forward without penalties.

Process typically includes:

✨ Preparing as-built drawings
✨ Identifying code issues
✨ Creating permit plans
✨ Submitting to the city for approval
