The penthouse level at is coming into focus, inside and out.
Outside: a dark standing-seam roof caps a warm wood soffit, with full-width sliding glass that opens the top floor to Pacific Heights sky and city rooflines.
Inside: exposed rafter framing traces the ridge, wide-plank flooring is staged and ready to set, and the bay is already visible through the glazing.

The details accumulating at the top of this build are worth the climb!

Meet Sean Spiers, Project Manager at FORMA. A born-and-raised San Franciscan, Sean joined FORMA nine months ago and manages cost control, scheduling, contract administration, and field coordination across active projects. Construction has always been part of his story; his dad started as a carpenter before building his own development company. Of the active projects in FORMA's current portfolio, is showing some of the most visible progress.

From the street, the exterior has made a significant leap toward its finished form. Siding is in place, and the house reads as a much more complete building than it did even a few weeks ago. That momentum carries through to the rear elevations and upper levels, where windows, exterior finishes, and rooftop areas are becoming increasingly defined.

The roof at our tells its own story. This is not a full replacement. The approach here is more deliberate: selectively retaining and integrating existing elements while addressing targeted repairs and updates at the eaves, penetrations, and new skylight locations that are tied to the revised interior layout.

At first glance, it may read as incomplete. In practice, it reflects the kind of careful, precise thinking that goes into working within an existing structure rather than simply starting over.

Updates from our Russian Hill Home.

The site has Bay views and a steeply sloped lot to match. Active work spans rear-yard landscape and hardscape, selective framing, and circulation through a home that doesn't have the luxury of a clean, open construction zone, which means sequencing decisions matter at every stage.

One detail worth noting: excavated material is moving off-site through the rear lot rather than through the front of the house. A conveyor system carries dirt out and drops it directly into a roll-off in the alley. It's not the kind of solution that shows up in finished photography, but it keeps the interior work protected and the project moving on a constrained site.
