505 Brannan Street

Completed in 2017, the new headquarters for San Francisco-based Pinterest is designed with the possibility of adding a tower in the future. This means that the building must be strong enough to support the future 165-foot tall tower addition. Certified LEED Platinum, the 150,000-square-foot building includes flexible work areas for Pinterest employees, a public lobby and cafe and an onsite cafeteria. The building is located down the street from SF’s main Caltrain station, and next to one of the new stops for the Central Subway which is set to be completed in 2020.

We’re proud to see 500 Pine Street, designed by Heller Manus Architects, continue to foster technology innovation and growth in San Francisco.

Originally delivered alongside 350 Bush in 2017, the two-building development marked the first new office buildings to rise in the North Financial District in more than a decade. Today, it’s exciting to see 500 Pine take on a new chapter as ŌURA’s San Francisco home and support its teams, collaboration, and continued innovation.

A great example of how thoughtfully designed workplaces can continue to serve the evolving needs of San Francisco’s technology community.

The Sequoias San Francisco was thoughtfully renovated to enhance comfort and performance, creating a place where residents can continue to thrive.

Located adjacent to San Francisco’s historic Japantown, this Continuing Care Retirement Community (CCRC) empowers adults 60+ to age in place with a full continuum of care, including independent living, assisted living, skilled nursing, and memory care.

Originally built in 1969, the 25-story community experienced significant summer overheating and winter heat loss. The renovation included the complete replacement of the building’s exterior glazing system with high-performance windows, storefronts, entrances, and curtain walls, improving energy efficiency, year-round comfort, and the overall resident experience.

Thoughtful design that supports wellness today while preparing the community for the future.

Formerly an office building, 733 Front Street was converted into residential housing with ground floor commercial use. Located on the edge of historic Jackson Square and adjacent to Sidney Walton Park, the building accommodates 69 luxury condominiums and 39 off-street parking spaces.

Modifications to the exterior provided natural ventilation and improved daylighting. A communal open space sun deck was created at the penthouse roof level for use by residents. The deck has dramatic panoramic views of the bay, the Bay Bridge, the Financial District, and Coit Tower.

Vasara transforms a former industrial site into a vibrant residential community that advances the vision of the Connect Menlo Area Plan.

Designed by Heller Manus Architects, the 3.2-acre development brings 335 homes together within a cohesive urban composition defined by articulated massing, deep balconies, and a carefully curated material palette. A network of paseos, courtyards, landscaped open spaces, and a publicly accessible plaza creates opportunities for connection, movement, and everyday gathering, seamlessly weaving the project into the surrounding neighborhood.

Balancing density with generous amenities and meaningful outdoor spaces, Vasara stands as a model for thoughtful urban infill with an architecture that is contemporary yet grounded, efficient yet generous in its public spirit.

As California enters another wildfire season, our team has been working on several complete façade remediation projects that improve resilience while preserving architectural character.

One example is The Sequoias Portola Valley, a continuing care retirement community set on more than 30 acres in Portola Valley, California. Originally constructed in 1961, its design was inspired by the Katsura Imperial Villa in Kyoto, Japan. Located within a Wildland-Urban Interface (WUI) zone, the community faces an elevated risk of wildfire exposure.

California insurers offer discounts to businesses and homeowners who invest in building hardening improvements, including upgraded windows. To harden the facility against future wildfires, the client elected to replace the building’s windows and patio doors with new code-compliant dual-pane tempered glass aluminum assemblies that enhance wildfire resilience while preserving its architectural character.

As wildfire risk continues to shape the built environment across California, thoughtful upgrades such as these play an important role in protecting residents and extending the life of existing buildings.

Located in the newly created Central District of the Tasman East Specific Plan area in Santa Clara, CA, Passero consists of two high-density, mid-rise residential buildings totaling 388 residential units. A publicly accessible paseo greenway runs between the two buildings that connect with parks in the neighborhood. This project presents a refined, contemporary architectural expression that balances urban density with a distinctly Californian sense of openness.

We’re excited to share that the Henry J. Kaiser Center for the Arts was selected as a Finalist for the 2026 AIA San Francisco Design Awards. This recognition is a testament to our commitment to civic and historic architecture.

Special thanks to Orton Development for their vision and leadership on this project, to the City of Oakland for their dedication and commitment to preserving this landmark building for generations to come, and to the entire AEC team whose work made this possible.

It has been a long journey, and we are grateful to everyone involved in restoring this iconic civic and cultural destination for the community.

Lume Menlo Park’s Automated Parking Innovation Featured on Yahoo Autos

“Residents at Menlo Park’s Lume Apartment complex in California no longer have to worry about parking garage fender benders involving distracted drivers.

That’s because the entire parking process is automated without a human being behind the wheel. The latest additions are robotic arms that plug a charging cable into electric vehicles to ensure motorists have fully charged batteries for their next commute, according to San Francisco’s Heller Manus Architects, the firm that designed the complex. “
