02 At this age there are usually gaps letting water through.
03 No stain on the ceiling doesn't mean no water. Plan on a new roof.

01 A tile is missing up there — but not necessarily a leak yet.
02 The underlayment is still protecting that spot, for now.
03 Exposed underlayment lasts about six months before the sun burns it up.

01 Probably not — tile can last 100 years, underlayment can't.
02 Underlayment is rated for roughly 20-30 years.
03 A tile "new roof" usually means new underlayment, same tile back on.

02 A little water always runs under the tile — that's normal.
03 When the underlayment ages or rips, that's when leaks start.
