Drainage correction is often the cheapest, smartest foundation fix in Central Texas, and a lot of homeowners never hear about it because it doesn't sell piers. The idea is simple. So much foundation movement around San Antonio starts with water pooling next to the slab, swelling the clay, then drying and shrinking it. Fix where the water goes and you calm the soil that's moving the house.

That can mean regrading so the ground slopes away from the foundation, extending downspouts so they dump well past the slab, adding a French drain to carry water off, or fixing a flower bed that traps moisture against the wall. On the right house, correcting drainage stops the cracking without a single pier. On a house that's already dropped, it protects the pier repair so the movement doesn't come back.

Not sure if your cracks are a water problem or a pier problem? Book a free foundation inspection. We'll check your drainage and elevations and give you the honest, cheaper-first answer.

Here's something that surprises people: engineers measure the floor, not the cracks. A relative floor-elevation survey reads the height of your slab at points all across the house and turns it into a contour map of highs and lows. That data is what actually tells whether a San Antonio foundation is moving, and by how much, long before a crack settles the argument.

From those numbers, the profession separates two things a crack can't tell you apart. Deflection, which is the foundation bending, and tilt, which is the whole thing leaning. Both get compared against published limits. And because a single survey is just a snapshot, repeat surveys over time are what tell normal seasonal cycling apart from movement that keeps going. That's why a measured diagnosis beats a walk-around every time.

Want your house measured with instruments, not eyeballed? Book a free foundation inspection. We'll run the elevations and show you the map before anyone talks about a repair.

There is a published limit. Bending within the effective length divided by 360, tilt at or under one percent, and measured elevations rather than cracks decide it.

Sticking doors are one of the first signs of a foundation problem in a San Antonio home, so before you plane that door down, know what it may be telling you. When a section of the foundation shifts, the frame around the door racks slightly out of square. The door that swung fine for years now catches at the top corner or won't latch. Shave it to fit and you've just hidden the real signal.

Here's how to read it. Humidity swings can make a wooden door swell and stick for a season, then ease off, and that's harmless. A door that's sticking worse over time, especially with a diagonal crack above the frame or a floor that's started to slope, is your foundation talking. The doors and windows near the moving corner usually go first.

Noticing doors that won't latch and cracks to match? Book a free foundation inspection. We'll measure the floor and tell you whether it's the weather or the foundation before you touch the door.

One swollen door in August is weather. Several doors racking near one corner is geometry. The pattern test.

Ever hear a foundation crew say a pier was "driven to refusal" and wonder what that means? It's actually the whole point of a good pier repair. As the hydraulic ram pushes a steel pier into the ground, it goes down easily through the soft, moving clay. At some depth it hits soil or rock so firm the ram can't push it any further at the rated pressure. That's refusal, and that's the load-bearing layer your San Antonio house actually wants to sit on.

Why it matters to you: refusal is measured, not guessed. The installer reads the pressure gauge and knows each pier reached ground that doesn't move with the seasons. A pier that stops short, on clay that still shrinks and swells, can let the house move again later. Driven to refusal is the difference between a repair that holds and one that comes back.

Curious how much of San Antonio actually sits on foundation-risk soil? We ran the numbers. Using USDA soil measurements, we scored 331 ZIP codes across 35 Central Texas counties. 104 of them, about 31%, rate High or Elevated for foundation-movement risk. Inside San Antonio the share is even higher: 30 of the city's 59 scored ZIPs, right around half.

That spread is the whole story of why houses here move so unevenly. The shrink-swell in our clay runs across a huge range from one ZIP to the next, so your neighbor's slab and yours can behave completely differently. Every figure comes from one open dataset, and you can download the whole thing free from the page. It's the kind of thing worth checking before you buy, sell, or worry.

Want to know where your specific address and house stand? Book a free foundation inspection. We'll measure your floor and tell you what the soil under you is really doing.

Can tree roots really move your foundation? In Central Texas, yes, but usually not the way people picture it. It's rarely a root physically shoving the slab. It's thirst. A big live oak or elm near the house drinks huge amounts of water out of the clay soil in a dry spell. That clay shrinks right where the tree pulled the moisture, the ground drops, and the nearest corner of your San Antonio home settles with it.

That's why foundation cracks so often show up on the side with the biggest tree, and why they get worse in a drought. The fix usually isn't cutting down a shade tree you love. It's managing moisture with a root barrier or steady watering so the clay under the house stays even, and piering the settled section if it's already dropped.

Got a large tree close to the house and cracks on that side? Book a free foundation inspection. We'll measure the movement and sort out how much the tree is really to blame.

Steel piers versus concrete piers: which is right for your foundation? Both work, and the honest answer depends on your soil and your house, not on which one a salesman likes to sell. Steel piers are driven deep and can reach load-bearing strata well below the active clay, which makes them a strong choice where our Central Texas soil is deep and moves a lot. They're driven with hydraulic pressure, so the installer can confirm each one hit refusal.

Concrete piers, pressed or poured, have held up plenty of San Antonio homes for decades and often cost less. Where they fall short is depth. If the stable ground is far down, a shorter concrete pier can still ride on soil that shifts. The right pick comes from knowing how deep your stable layer sits, which comes from measuring, not guessing.

Trying to choose between the two, or checking a quote that only offers one? Book a free foundation inspection, or a free second opinion. We'll explain which pier fits your soil and why.

Foundation problems in Texas almost always trace back to one thing: the expansive clay soil under most of the state. It swells when it gets wet and shrinks when it dries, and as that ground moves unevenly under a house, the foundation moves with it. The house then tells you in cracks, sticking doors, and sloping floors.

The signs are worth knowing because catching them early keeps the fix small. Diagonal cracks over doors and windows, stair-step cracks in brick, floors that have started to slope, and gaps opening at the trim all point to movement. It plays out a little differently across the big metros, but the clay is the common thread from San Antonio to Austin to Dallas. What actually fixes it is stabilizing the settled sections with piers driven to stable ground, then managing the moisture so it doesn't come back.

Seeing any of these in your Texas home? Book a free foundation inspection. We'll measure the house and tell you honestly whether it's moving or just fine.

See a stair-step crack climbing the mortar joints in your brick? That's one of the clearest signs of foundation movement on a San Antonio home, and also one of the most misread. The crack follows the mortar because that's the weak path. When one part of the foundation moves relative to another, the brick veneer cracks along the joints in that telltale staircase pattern, usually near a corner or above a window.

Now the part that keeps people calmer. Not every stair-step crack is an emergency. A thin one that's been the same for years may be old movement that's since stabilized. A crack that's widening, one you can slip a nickel into, or one paired with sticking doors and sloping floors, is active and worth measuring. Width and change tell the story, not the shape alone.

Got a stair-step crack you're eyeing? Snap a photo and book a free foundation inspection. We'll measure the house and tell you whether it's old and stable or moving now.

Sloping floors: cosmetic quirk or structural problem? In Central Texas it can be either, and the amount of slope is the first clue. A little unevenness in an older San Antonio or Austin home, the kind you only notice when a ball rolls, is common and often not urgent. A slope you can feel walking across the room, especially one that's gotten worse, is worth measuring.

What separates the two is change and company. A floor that's been the same for twenty years is probably just how the house settled long ago. A floor that's newly sloping, or comes with cracks over the doors and gaps at the baseboards, is telling you the foundation is moving now. On pier and beam homes it can also be sagging beams or joists under the floor rather than the piers themselves.

Feeling a slope and wondering how serious it is? Book a free foundation inspection. We'll measure the floor with real instruments and tell you whether it's cosmetic or structural.
