❄️ Another Homeowner Saved THOUSANDS! ❄️

A homeowner recently noticed their house wasn't cooling properly. When they went outside to check their condenser, they found the refrigerant lines completely frozen solid.

Like most people would, they started calling HVAC companies for answers.

After having multiple companies come out, they kept hearing the same thing:

🚨 "You need a complete system replacement."

With an upcoming dream vacation to Europe already planned, they were devastated. They thought they would have to cancel their trip and spend thousands of dollars on a brand-new HVAC system instead.

Thankfully, they gave us a call before making that decision.

Using our professional leak detection equipment, we performed a thorough diagnosis and discovered the real problem—a very small refrigerant micro-leak. The system still contained a good amount of refrigerant, and because the leak was so minor, we were able to repair the issue using EasySeal leak
sealant.

✅ No system replacement needed.
✅ No unnecessary upselling.
✅ No canceled vacation.
✅ House cooling perfectly again.

This is why proper diagnostics matter. Not every problem requires a complete system replacement. Sometimes taking the time to find the actual issue can save a homeowner thousands of dollars.

Now their home is cooling great, their wallet is happy, and they're still headed to Europe as planned! 🌍✈️

If your AC isn't keeping up, get a second opinion before replacing your system. We believe in fixing what can be fixed and recommending replacement only when it's truly necessary.

🏡❄️ FROM STORAGE CLOSET TO FULLY CLIMATE-CONTROLLED AIRBNB ❄️🏡

Some projects are more than just heating and cooling—they're about preserving family history while making a home work for the next generation.

This customer inherited a beautiful vintage home that had been passed down through their family for generations. The downstairs was being cooled with mini-splits, but the upstairs had zero air conditioning or heating, making it difficult to use the space year-round.

Their vision? Turn the upstairs into comfortable Airbnb guest rooms.

The challenge? There was no existing HVAC infrastructure upstairs.

🔨 Here's what it took:

✅ Converted an overhead storage closet into an attic access and equipment location for the air handler

✅ Ran over 40 feet of refrigerant piping and electrical wiring from the outdoor condenser to the new air handler

✅ Removed and reinstalled multiple metal roof panels to create a pathway for the line set and electrical

✅ Installed the air handler in a tight attic space

✅ Designed and installed 5 new duct runs to deliver balanced airflow throughout the upstairs rooms

The result? A once-unused upstairs space is now ready to provide comfortable cooling and heating for guests year-round.

Projects like this are why we love what we do. Every home is different, and sometimes the best solutions require creativity, planning, and a willingness to tackle the difficult jobs that others avoid.

📸 Check out the photos to see the attic transformation, ductwork installation, and roof access required to make it happen.

If you have an older home and think central air isn't possible, you'd be surprised what can be done with the right design and installation.

🤯 Raccoon Smells & No Airflow? Here’s Why… 🦝💨

We got a call from a tenant at an apartment complex who was dealing with no airflow in the living room — and even worse, the master bedroom smelled like a raccoon-infested attic (yes… urine and f***s level bad). 😷

After inspecting the system, we found that another company had never actually connected the ducts properly — they just attached them to the vents and called it a day. No airflow, and all the attic smell pouring straight into the living space. The things some companies do…🤦‍♂️

We came in and fixed it the right way:
✅ Installed brand new ductwork
✅ Properly sealed and routed everything
✅ Restored airflow & got rid of that awful odor
✅ One happy tenant — and one relieved property manager

Needless to say, we’ve gained a new business partner. 💼💪

When you need it done right the first time, call XMS Cooling & Heating.
