🌿 REGULAR MOWING PRICES
Small maintained yards:
• Starting at $55
Average front and back yards:
• Usually $65 to $90
Large yards, corner lots, heavy trimming, or difficult access:
• $95 and up
Final price depends on lawn size, grass height, trimming needed, access, slopes, obstacles, and overall condition.
Yard measurements may be estimated using Google Earth and other tools, but some lawns may require an on-site inspection before the final price is confirmed.
If a yard falls near the boundary of two pricing tiers, or has extra trimming, difficult access, slopes, or heavier conditions, it may be priced in the higher tier.

🌾 OVERGROWN LAWNS / HOA NOTICE / CITY CITATION
Overgrown lawns are welcome. I can help get your yard cleaned up and back into compliance quickly.
Typical overgrown surcharge:
• 6 to 12 inches: starting at +25%
• 13 to 24 inches: starting at +100%
• Over 24 inches: quoted on site / case-by-case basis
Heavy weeds, wet grass, debris, hidden backyard conditions, difficult access, excessive trimming, or areas not shown in photos may affect the final price.
Example:
If a small yard is normally $55 and the grass is 6 to 12 inches tall, the total would be approximately $69.
$55 + 25% = $68.75, rounded to $69
If the same yard is 13 to 24 inches tall, the total would usually start around $110.
$55 + 100% = $110
For lawns over 24 inches, I will need to evaluate the property to determine whether it can be serviced and what the cost will be.
If overgrowth or difficult conditions were not discussed upfront, I will let you know before starting and get approval for any price adjustment.

🍂 LEAF CLEANUPS / YARD CLEANUPS
Leaf cleanups and yard cleanups are available.
Pricing depends on:
• Amount of leaves/debris
• Yard size
• Access
• Bagging/removal needs
• Overall condition
I can usually provide a close estimate from photos, but larger cleanups may require an on-site inspection or walk-through.

Bush and shrub trimming is available by estimate.

For the fastest estimate, text:
• Your address

• Front yard photo from the street
• Backyard photo
• Photos of both side yards
• Photo of the tallest/worst area
• Photo of leaf/debris piles if requesting cleanup
• Any gate/access issues
A short walk-around video is even better.
I can usually use your address and photos to prepare a close estimate before coming out.
An estimate will be emailed for approval before the job is scheduled or work begins.
Final price is confirmed upon arrival before work begins.

Severely overgrown lawns, HOA/city citation jobs, leaf cleanups, or larger cleanup work may require a higher deposit depending on the size and condition of the job.
